Calculating Extra Rent - SCAM?

Hi,

My current contract ends on the 13th of August (Today), but I have requested an extension to my stay until the 17th September. Thus I will need to pay extra rent to cover my stay.

The way I see it is that from 13th of August to 17th September, it is a total of 5 weeks. My current rent is[FONT=verdana,arial,helvetica][SIZE=-1] £315 per week. So according to my calculation it should be [/SIZE][/FONT][FONT=verdana,arial,helvetica][SIZE=-1]£[/SIZE][/FONT][FONT=verdana,arial,helvetica][SIZE=-1]315*5 = [/SIZE][/FONT][FONT=verdana,arial,helvetica][SIZE=-1]£[/SIZE][/FONT][FONT=verdana,arial,helvetica][SIZE=-1]1575 that I should have to pay.

But the way the estate agent calculated it, (in my view is scandalous and tricky) they told me, [/SIZE][/FONT][FONT=verdana,arial,helvetica][SIZE=-1]£315*52 = [/SIZE][/FONT][FONT=verdana,arial,helvetica][SIZE=-1]£16380 for the whole year. Then [/SIZE][/FONT][FONT=verdana,arial,helvetica][SIZE=-1]£16380/12 = [/SIZE][/FONT][FONT=verdana,arial,helvetica][SIZE=-1]£1365 per month then plus 5 days which is [/SIZE][/FONT][FONT=verdana,arial,helvetica][SIZE=-1]£1365 + [/SIZE][/FONT][FONT=verdana,arial,helvetica][SIZE=-1]£315(5/7) = [/SIZE][/FONT][FONT=verdana,arial,helvetica][SIZE=-1]£1590.

    £15 seems quite reasonable for the additional flexibility you have requested.

    If you don't like it, why not move into a B&B for extra 5 weeks, rather than quibbling over such a small amount.

    I'd calculate it as:

    315 pw = 45 per day

    35 days = 1575.

    Same as OPs answer.

    Theres not much in it really but, your rent is due each month on the 14th I'd guess, so its going to be 1 month to the 13th of september and 4 additional days =

    1365 (month) + 180 (4 days) = 1545.

    I would go back with that and just aim to confuse the letting agent. Then say you'll meet him in the middle at the daily rate x 35, which was your first answer.

    See what he says to that one!

    £15 I wouldn't be quibbling about personally.
    Having said that though, their calculation makes little sense to me.
    You're right, 5 weeks is 5 weeks. End of.

    I think I would pay them £1575 and supply the calculation. Let them make a fuss about it.

    If the agent is going to go by months + extra days shouldn't it be 4 extra days rather than 5? Your tenancy ends on the 13th so you'd have paid up to then. That just leaves 14, 15th, 16th and 17th September.

    Agree with your approx figures but the LL would of course be within his/her rights to actually charge the OP for a full further "rental period"

    We tend to use 'daily rates' when apportioning such things as ground rents and service charges, but it looks like the agent here has tried to confuse daily and weekly rates which then won't work.

    If he wants to charge on a daily basis - there are 18 days left in August and 17 required for September - a total of 35 days. 315*52=16,380 / 365 = 44.87 x 35 = £1,570.68.

    A year is actually 52 + 1/7 weeks though (52 weeks being 364 days).

    So 315*(52 + 1/7) = 16,425/365 = 45 x 35 = £1575
    Which brings things full circle to 5 weeks (is 5 weeks is 5 weeks...) :o

    Exactly. Most landlords would expect to be paid a full two calender month's of rent so quibbling about a mere £15 might tempt them to change their mind and demand it. I'd pay up and keep quiet about it if I were you.
