Cost of replacing deeds

Options
The bank has lost the deeds to my house. Obviously, I'm working with them to try to find a solution. That's why I'm refraining from naming and shaming at this point. However, I would like to arm myself with some information, should things not go as smoothly as I hope.
Does anybody have knowledge/experience of what is involved in getting new deeds for a house?
What are the costs?
What has to be done?
Are deeds really necessary, or is some other facet, such as land registration more important?

  • AFAIK, you no longer need historical documents, only the Land Registration Certificate.

  • If it is unregistered land or in Scotland/NI the deeds would need to be reconstituted. The Bank will pay for this. It can take some time and be in region of £300-500, Bank would instruct sols to do this

    When I bought my house the deeds had been lost. Because of this I was only able to purchase the freehold as a, "Posessory Title." This meant that in theory somebody could have turned up and said, "this isn't your house, it's mine and here are the deeds to prove it." I had to insure against this happening. The insurance was quite cheap, which gives an indication of how likely it was that somebody would turn up.

    Luckily the property had been registered a few years previously. After a period of time (12 years I think) I was able to convert the posessory title to an absolute title. So there was no real problem.

    Your situation sounds slightly different to mine but I guess something like this could happen if you sell, which migh affect the price??? (It did for me, the seller reduced the price by a stack!)
