You can't really make them do it, It would haveen been best to sort it when making an offer.

"I offer £xxxxxx if the house is taken off the market"

I sold my house and was advised by my agent to keep it on the market until the survey was done. This is a safeguard for the seller and it also gees up the buyer to get the survey in the diary. My agent said when people spend money it means they are serious buyers and not time wasters.

Unfortunately my sis and her hubby are a little naive about house buying and did not realise you could stipulate that. However the mortgage broker called today and said the valuation has been done, the survey was done yesterday and he expects it all to be sorted by Monday

I was advised NOT to go along with requests to take it off the market following an offer. Maybe if you stipulate a time span - say 2 weeks - as a buyer you need to see the prospective buyer moving to feel assured they are serious. I've experienced some time wasters and am very glad I didn't take mine off the market when I was offered the highest price by someone who couldn't sell their own house and who I never saw again.

I think you can take comfort from the response from the EA when you tried to arrange a viewing. If you couldn't get through then they aren't actively pushing it and the only real competition your sister faces are people who have already viewed the property before your sister's offer or buyers who are willing to make a higher offer blind (slightly less common than unicorns at the moment!)

Did the EA try to get you to view other properties when you called? They might be leaving it on rightmove without indicating the offer to try and encourage potential buyers to call so that they can be redirected towards other properties.
  • My offer was accepted on Tuesday; the EA has put it as sold on their site and taken it off globrix / rightmove totally - no under offer / sold - the property has gone totally.
