But if the T *had* asked for the other info in my post would you have obliged?

As long as it's not just one party ( or representative of) deciding what the definition of proper is, and one party assuming that the same level of intrusiveness shouldn't apply to both sides........:)

He would already know that we own the property and have no mortgage on it if he saw the title deeds. He'd be living in it, so I'm hardly likely to run away am I? What else would he need to know?

He has been given a copy of all the details of the tenancy deposit scheme.

Providing he pays his rent on time and sticks to his side of the agreement then he can rent our property for as long as he likes. He also knows that should there be any probs at all he can ring us anytime and it will be sorted by us straight away.:)

could someone provide me with a similar scenario in which a provider of a product/service in any other industry might be legitimately asked to show their business accounts and mortgage/business loan statements to a new customer ?
So that's a resounding no to submitting yourself to an equivalent probing then, Clutton?;)

It's irrelevant to look at other businesses - the thing is that the LL & T business relationship is unlike others. This is after all a relationship based on one party having a roof over their heads, not buying some non-necessary frippery. ....Maslow's Hierarchy of Needs and all that.

What I have done is followed on from your reasoning about why you ask for specific info from the T and suggest that it's equally valid, on those same grounds, for the LL's own info to be given to the T.

I am trying to think of any other business relationship in which one party would suffer in the same way, with the same sort of consequences, as a T does when they lose the home that they thought they had secured for 6/12 month FT/long term, because a shyster of a LL reneges on the mortgage payments and/or plays fast and loose with the tenant's deposit. It's especially harsh if the T has a family......

Have you ever had to chase a tenant who's done a runner with rent arrears???

Yes I have (successfully via passport ID) and a NINO is not intended to be ID, it is used for tax and social security purposes only. It is not intended to aid legitimate tracing.

It is also the critical ingredient in a lot of fraud cases, in particular benefit claims.

Passport, payslip, references etc are all reasonable information. As a LL someone's NINO is no business of mine and I would have no legitimate use for it.
