    having a freestanding roll-top bath in the actual bedroom, rather than ensuite, was very early naughties (00s)

    personally i didnt like the trend, as the whole room got steamed up

    Bedroom and bathroom on the ground floor. Kitchen and living room on the first floor. two beds on the top floor (no loo). So if you need the loo in the middle of the night, you have to go down then up 2 floors.

    Even the estate agent says, "rooms could be rearranged to give better accommodation"

    Maybe the owner has a hot wife and thought having a bath in the bedroom means he can check out the hot wife some more.

    When I was looking to rent, I once saw a house that was so small, the owner had the idea of changing one of the storage cupboards in upstairs landing in to a shower room. It had a full glass door on it, so you'd basically walk straight in to the shower. If that wasn't bad enough, it was all clear glass too, and it wasn't as if it was some single persons pad, it was a 3 bedroom house!
