A guide to landlords’ duties: Gas Safety (Installation and Use) Regulations 1998”
This states :
“Failure to do so may result in loss of life. Not only that, you risk being prosecuted, and this could result in you facing imprisonment or a fine of up to £20 000, or both, for each offence. If the case is then referred to the Crown Court the maximum penalty may be imprisonment, or an unlimited fine, or both.” Is this the evidence you require?

kate - we were talking about your claiming a prison sentence for not having lodged a deposit - that was what we were correcting you on... that sort of hysterical claim helps no one
Re gas legislation - if a LL does not do the correct Gas checks and someone dies s/he may well go to prison, and/or get a big fine .. and so s/he should... if there is no injury then a prison sentence would clearly not be appropriate - the LL would probably get a fine...
Bad landlords are fined for this if you read the trade presss....0 -

My highlighting
I used to work for a large Estate agent doing property management ........As soon as he or you mention the bond was not protected, he would get laughed out of court (after being landed with a hefty fine and or prison sentence) You should have rec'd notification within 14 days of the start of the tenancy that the deposit was registered with an approved scheme.
-Didn't give us a gas safety cert This again would land him in serious trouble as this is braking the law cue another hefty fine and or prison sentence.
No-one is disputing the possible results of a LLs non-compliance with gas safety regs but half a dozen of us have pulled you up on your assertion that there are fines and prison sentences in store for LLs who fail to comply with tenancy deposit regs.
If you really worked for an EA, I hope you were closely supervised by someone who did know what they were doing.
Unfortunately, the fact that anyone can act as an LA with no expertise, no training g and no qualifications means that both LLs and Ts should not trust a word that comes out of their mouths, without seeking their own clarification.

Sorry Guys, I already apologised in Post 20 that I had the Bond information mixed up with the Law on Gas safeties. I apologised for this and have provided evidence to support the claim about Fines and Prison sentences for those who do not comply with the rules on Gas Safetys. I was only trying to offer my help. Sorry If I have upset anyone I’m selfish, impatient & a little insecure. I make mistakes, I am out of control & at times hard to handle.
