    you're completely entitled to think it's high - no problem.

    Based on a rough price of £1200 +vat per sq m gives a cost of over £28k simply for the extension and that's ignoring the ensuite, extended bathroom, and additional internal wall for the corridor.

    This website gives rough prices and costs can vary from £500 per sqm up to almost £1600.
    Some extensions were £40k and more.

    The fact that the OP "may" have chosen 2 companies from Yellow pages isn't a bad thing. It could be two larger companies with nationwide coverage and lots of experience. That may well increase the cost.....but it may still be "fair" which is what the OP asked.

    If I get 2 prices and both are similar then I'm comfortable that I'm probably not being conned.

    You're right that two larger firms from the yellow pages isn't necessarily bad - they might do a great job. It all comes down to what you deem to be 'fair' though. I personally do not think the larger companies prices are fair (for orangeries, extensions etc) and prefer to use smaller family firms.

    There is more accountability for the installers (rather than a here to day gone tomorrow fitter - who might be replaced by another fitter from the same firm a week later).

    I would say that getting quotes from more diverse sources would surely result in a better price sample and again I'd get at least 5 quotes.

    This is a very cynical view admitedly but do you know how many firms are interconnected and price fix? Not at all saying that's what's going on here in fact nothing leads me to think that but if were paying 33k I would try to mitigate all potential risks and obtaining at least 5 quotes essentially does this.

    m2 floor rates are for typical three-sided extensions. The OP's work only has two external walls, and so has much less work.

    The OP's quotes have a premium and are expensive -whether there are other factors influencing the work, I don't know but I'd expect a three sided box extension and basic bathroom suite to be well under £30k

    Possibly....but the op also included
    -extending existing bathroom
    -internal wall to form part corridor
    -4m of fitted wardrobes.
    -large amount of plastering/skimming
    and remember - 4m x 5m is a BIG room....larger than many living rooms.

    We also don't know the following
    -which part of the uk
    -any additional radiators?
    -any additional power points?
    -does it include outside finish to match existing eg roughcasting?
    the above unknowns could add massively to cost but no details have been posted.

    Agreed and that is why I only gave a rough guide for the poster who hijacked the thread instead of starting his own (but I guess we should be kind as he's a new poster).

    Which it would be if the £33k includes VAT but although I asked that question earlier up the thread the OP hasn't responded.
