Fair? Extension on bungalow

4mx4m ( 2 external walls needed - it it 'squaring off' an L shaped wall)
Creating a corridor from part of current bathroom.
Extending current bathroom (within the extension)
En suite within the extension
Walk-in wardrobe (extra bit on side of main extension makes it 4mx5m)

Pitched roof.

£33k all in.

    Seems expensive for only two walls, single storey and just a bedroom
  • Very hard to say, but on first glance I would agree that it is expensive.
    Depends on the full spec & circumstances.
  • I disagree this is not too bad for the size of extension, considering there will new bathroom facilities required aswell as the new en-suite. I no you mention about the 'squaring off' part but there could be structural inplications to bear in mind, such as new steels, ridge beams, foundations to be deeper than standard. this isnt too bad but still you should always get between 3-5 quotes from builders anyway and also ask for references to sse their work or current work sites.

  • Hi have had quote for 2 story side extension same size as a standard length and width garage with garage door on front for small store and very small room behind this with a bedroom up top nothing fancy just a square box. The design would not extend out any further than the current building either at the back or front. I have been quoted £47,000 for this. I don't live with my head in the clouds but I think this is very expensive for what I want.

    Any guidelines anyone???

    If it includes VAT it seems about right. If it doesn't then its prolly on the heavy side.

    See above post for same answer. Rough guide is £ 1.200 plus VAT per square metre.

  • Again, I reiterate that it does seem on the expensive side. That's based on my experience in the North West areas - if you're in London or somewhere with more elevated prices then it might make more sense.

    I'm with biggy on this.....I think it's reasonable.
    20sq m bedroom.
    extending existing bathroom
    constructing new ensuite and presumably all items in it
    formation of new corridor in house by erection of at least one wall
    4-5m of fully fitted wardrobe.
    and a roof covering the whole lot.

    If 2 quotes are coming in at a similar figure then you know you're in the ball park.

    Keen photographer with sales in the UK and abroad.
    Willing to offer advice on camera equipment and photography if i can!

    You mean to say if two quotes come in similar they are definitely fair prices?

    Whilst there is obviously a correlation, the likelihood is that the customer will have sought both companies from the same place (e.g. yellow pages) and therefore may be paying a premium for a so called larger company etc.

    I would say for a 33k job at least 5 quotes should be obtained.

    I stand by the fact that this seems extremely expensive - unless things are very different in Lancashire where I'm from.

    Sorry for disagreeing - just feel strongly that this is indeed an expensive quotation.
