Survey advice please

My Homebuyers report states before exchange I should get a heating engineer to inspect the efficiency of the central heating and the boiler capacity.

Is this just a precautionary measure?

The house is only 10 years old so surely this would have been established by the NHBC guarantee or similar, plus the occupants have surely lived there with no problems? Any advice would be most welcome!

  • In my experience Homebuyers reports always say this, also they normally say to get an electrician to check the electrics.. I think it's covering their backs really as obviously they're not heating engineers / electricians.

    During the buying process your solicitor may request boiler servicing reports- ours did- these may show that the boilers been covered by a service agreement or Homecare agreement, if the most recent service was in the last 12-18months I would probably be happy enough.

    I'm no expert but I'd ring the surveyor and ask them the basis for the comment. Very often checks are suggested as an @rse covering exercise so there is no come back on them, however, if the surveyor thinks the boiler is too small for the size of property it may be worth following through on.

    Your vendor should be able to produce a CORGI cert showing the boiler has been serviced within the last 12 months but that will only show it was working not whether it has sufficent capacity. If in doubt, get it checked or better still get the vendor to get a CORGI reg pluber/heating engineer to check it.
  • Thanks for your replies, I have left a message for the surveyor to ring me about his comments. The conveyancer has not received their copy yet so I will speak with him also (he is on holiday - how dare he?!) as to next course of action.
