""We could argue that Ts equally need to be able to ID those LLs who may seek to deprive them of their deposits, fail to maintain their properties, fail to undertake gas safety checks et al. ""

i would be more than happy to have such a register...

The LRS site has not been set up by a "random" Landlord without any thought going into it - he has researched his DP responsibilities very thoroughly indeed - as a company they are registered under the DP Registration No. Z2272405 - and clearly take their responsibilities seriously.

Should i give my NINO and DOB ? Why would a tenant need them ? Property owners are very easy to trace in England...

tbs - you are not normally prone to exageration.. but this website seems to have definitely got your goat - so to speak

    you say ""
    • Upload ALL tenants to their "LRS File"
    • Keep their "LRS File" up to date in order to receive FREE searches on the LRS database
    • Only submit truthful and accurate "Tenant Ratings"
My highlighting - yep, folks, that's "all Ts" personal data

    all Ts personal data

is merely their name, NINO and DOB - as i explained earlier on, this is to prevent duplication of entries for two persons with the same name (NINO/DOB will provide pretty fool-proof ID for an individual)

if i do choose to use this site, i will only register tenants who have stolen from me or damaged my property....

This actually formalises a more informal arrangement... as in many small towns letting agents keep an informal list of black-listed tenants and keep each other informed on a regular basis....

Miss Moneypenny says ""That is enough for a landlord or letting agent to use that information to commit fraud.......or sell it on.W

i have had scores of different peoples NINOs and DOBs over the years, tenants and guarantors and personal referees' details and they are all filed for the requisite period then shredded - as i am sure most professional landlords do... Why should you assume that all landlords are fraudsters who are all operating a Data-selling business on the side ! We are much too busy sorting out properties and tenancies....

TBS Have you just found this?
Was amongst the trawl of usual LL&T updates that come my way - thought it worth sharing on here.

Perhaps Ts need to start adding their own clauses/striking through those which they feel are detrimental. This seems to me to be an example of data creep

If the clause isn't in simple language, then is it legal?
If the language is clear then they should put
IE "you give me all your personal information which is enough for ID theft and then I load it onto an internet site for anyone else to get your personal details from. Do you agree to that?"
RENTING? Have you checked to see that your landlord has permission from their mortgage lender to rent the property? If not, you could be thrown out with very little notice.

Shredding personal information and giving it to others, are two different things.

Please note Ts that you will have to pay 10 quid to find out what this site holds in its clutches about you, plus fill in a form detailing your.. erm .. DOB and your NINO. If you weren't on there before your enquiry , it's likely that you will be afterwards......

Landlords can join for free and all they have to give is a name, address and phone number;)

I think that some Ts may disagree with you there.

There is no exaggeration on my part - I think you have perhaps misunderstood . Name, DOB and NINO constitute "personal data". The "all" refers to "the personal data of all of your Ts, troublesome or not, " hence why the "all t's" of my original post is within speech marks.

Looks like you may be in breach of your membership Ts and Cs then. Read the website in more detail: they suggest that LLs and LAs have a sticker in their office window to alert all potential Ts to their membership of LRS and that personal data for all new Ts is uploaded by the LL as part of the T sign up process.

In the same vein, why should LLs, and the originator of this particular website, assume that all Ts are potential fraudsters?

I'm a HA tenant, previously council, and I have never been asked for or given my NINO.

So, not sure how well this site would work anyway.

Another thing I would say, having worked for the DWP a few yars ago, it is, for those intent on comitting fraud, fairly simple to get a false NINO - and if anyone is who wants to rip off landlords, professionally, it wouldn't be a problem.

There's also the case that a landlord could be taken to court for libel, if a tenant finds something untrue on their file.
