selling with or without planning permission????

hi wonder if anyone can help, my uncle wants to sell his house. it has 3 bedrooms and huge garden, front, side and back and has had the house valued at £180,000. the surveyor said if he had planning permission he can sell it for another £30,000. he has no idea how to go about this and neither do I.
how much does it normally cost to get planning permission? he has got a buyer who could give him £180,000 in two days, but i think he probably knows how much it is really worth. any advice is much appreciated

    go see an architect, but planning permission for what?

    demolishing the old house or extension, or planning permission for the land to have a new house built on it?
  • we are not sure depends on what the new owners want to do. the travel agent said this so we are confused a little. can he just apply for planning permission for anything? could be for new house coz it ca fit a bungalow there
  • if its planning permision for a second house (at the back or side ) that would add a lot more than £30,000 to the value . Ask an architect to have a look .

    You can apply for planning permission to do whatever you want. Doesn't mean you'll get it though.

    I agree with the others. A local architect will know the regulations and will probably know the local planners and what is likely to get through. Sometimes they might even submit more than one application, one modest and one hopeful, to see which one passes.

    And yes, if you can get permission for another house it's very good news. Perhaps the bloke with 180k in his back pocket already knows that plans for a second home are likely to be passed. Could be why he's so keen.
  • I no off a local town house that was sold for £250,000 with planning permission for two new houses ,one at the back and one at the side .
    without planning permision it would have been worth £100,000 /£120,000

  • An architect could tell you (for free ) all the costs involved and if planning permision is worth applying for and if it is likely to be approved .
    I applied for planning permision last year ,it depends on where you are and the local council but mine cost £250 I didnt have to pay an architect .
  • You'll be lucky to get a planning officer to commit to anything and they certainly won't put it in writing (in our experience anyway) although they should be able to give you an idea of what is or what's not allowed in that particular area.
