who should we blame...

selling my house and as i am off work on leave, i am doing the viewings.

EA call with the peoples names and times they wish to view, agian the floors are hoovered,windows cleaned, furniture polished.

so far in the space of 5 days since the property has been on the market 6 viewings have been arranged and 4 have showed up.

the other 2...no idea where they are what they intend to do or wether they are interested, or just interested in p*****g me off!!

the latest no show goes as follows:
11.30 today EA calls, "i have a couple called xxxxx, want to come either this afternoon or this evening" as im off i say the afternnon is fine and arrange a 2pm veiwing.

1.45pm, a car pulls up on the opposite side of the road and the couple remain in the car after looking at the for sale board. (i presume as they are early they wait).

1.55pm the couple drive off!!!!!!

now it could be pure coincidence that they were doing something else and just happened to be stopped outside my gaff.

i live in a nice house and from the outside (and indeed the inside) there is nothing i can seee that will put people off (even from getting out of the car).

now here is the thing, should the EA make reasonable attempts to make sure the viewers actually attend and stop wasting my time or should the veiwer at least have the decency to call the EA and cancel the appoitment (or in this case, get out of the f*****g car, come to the door and say, "sorry its not what we were looking for" straight off).:mad:

    upto the couple to contact the EA i would have thought, difficult position to be in though, out of principle I would say to the EA that I did not want them coming again (in case they diecide they do in fact want to).

    that's what i'd do normally, but as these people are potentially your buyers, then it's a toughy to call, but normal day to day business i'd tell them to get to f*ck and never arrange again.

    I am sorry to say that this is SO common - its not funny or unusual. A mate who is an EA said it happens much less if the prospective purchasers are meeting the EA at the property and the EA is conducting the viewing - as EA then phones them up and challenges their behaviour if they dont turn up !!

    What do we pay EA for ? why not let them do the conducted tours ??? or, why not say viewings can only be 2-4pm Saturday or whenever is convenient for you ?
  • As an EA I have to say that this happens extremely regularly, I can have confirmed viewings in the morning and then turn up at a property at 10.30am and viewer will not turn up......quick call to them on their mobile and they will have "forgotten". Some people must have severe memory loss! Anyway it very frustrating but that is what the vendor is paying the EA for.

    In your case I would ask the EA to accompany all future viewings, why have a dog and bark yourself lol :rolleyes:
    My home is usually the House Buying, Renting and Selling Forum where I can be found trying to (sometimes unsucessfully) prove that not all Estate Agents are crooks. With 20 years experience of Sales/Lettings and having bought and sold many of my own properties I've usually got something to say ;)

  • We recently had 5 no-shows in a week ( and one was confirmed only 1hr before the viewing!). We had a stern word with the EA after the 1st 3 in a row, and to be fair, I do think that they tried their best, but it still carried on. Personally, I would always call if I couldn't make an appointment, but some people obviously have no consideration for others!

    As already suggested, simplest solution would be to let the EA show the viewers around for you. We would have preferred this ourselves, but it was too risky as we have cats that we restrict to the back garden and we didn't want them let loose on the front road.

    Seriously, thats a bit off for them to do that. I normally drive by the area first before arranging a viewing if possible. I would be annoyed too.

    i thought i was being discreet but the huge binocs obviously put them off.

    we did stipulate to the AE we wanted evening and weekend appointments but as i was off i thought what the hell.
    back to work tomorrow so it will definately be during those times.

  • i think it is perfectly normal. sometimes people arrange viewings and then for various reasons decide not to go through with the viewing.

    you can not blame the Estate agent as they can not force people to visit the property. I would expect the estate agent to still contact the people and either find out why they did not show up.

    i am afraid it is all part of the process.

    From the other PoV, I have driven all the way from York to Liverpool to look at a house on a Sunday afternoon and got there to find no one at home. Rang the agents, but of course they were closed. Got back home to find a message on the answermachine, left after we had set off, to say the people had decided to have a day at the seaside! Why the agents couldn't have had the common sense to phone us on our mobile, I don't know. Was absolutely fuming.

    I had 2 no shows when I was viewing :mad: Pain in the bum when you've made the arrangements to stay in and make the house clean.

    The least they could do is to call the EA to say they'd changed their mind or something but to hear nothing is rude. My EA would strike these people off their lists.
  • I recently bought my first property in May, and myself and my partner both took a drive to the area we were looking to buy and decided if we liked the area before arranging a viewing.

    Suppose the guys in your case decided to see what they thought 15 mins before the viewing

    If you don't ask, you don't find out!
