Third viewing on our flat this evening...

Hiya
We're selling our flat - had about 15 viewings, a few 2nd viewings, tonight we have a THIRD viewing booked with one lady so feeling quite positive.
But: This is the first viewing i'll be doing, as the Estate Agent can't come (out of hours. This annoys me but there you go). The lady is coming to view between 7:30 and 8. I presume to see how easy it is to park etc in the evening. I'm a bit scared of doing a viewing on my own, am wondering what the aim of a third viewing usually is - I presume she's sort of 'sized up' the place for her furniture already. Do you think this third viewing is more to talk to me about things rather than the EA?
ALSO: the other annoying thing is a flat upstairs is now for sale too. They're pretending it's a three bed, rather than a 2 bed with dining room, and it doesn't have a private garden like we do, but otherwise it's decorated to the same standard etc - It was on for £196k several months ago, went off market and is now back at £189. We're on at £187,500 and cant accept less than £185k (we've already dropped from £192). There's no for sale sign up yet though.
On a third viewing, is the lady likely to talk numbers with me direct? Or more the sort of 'how much the council tax will be' kind of questions? If Next door get a For Sale sign today, think that will put a spanner in the works? I feel a bit unprepared and could do with some advice

Morning bobbadog.
I'd imagine that she probably chose an evening appointment so you'd be around. She will probably have questions about the house/area/rates that the EA hasn't been able to answer. She could be collecting measurements to check her stuff would fit if she made an offer! I would suggest though that if she wants to talk offers then you ask her to do so through the agent in the morning. It'll give you more time and space to consider it that way.
She'll know her way round by now so I'd hide any valubles away and leave her to wonder on her own.

If it were me she wants to know what noises etc are about at night...can you hear the upstairs neighbours, neighbours to the left and right, get a feel for a place with night lighting etc. Also to meet you and have a chat about bills, neighbours etc. With all my houses I have always made sure I get viewings in the morning, afternoon and nighttime, the last thing you want is to move in and on the first night find out you have a drummer upstairs and drunks next door who shout and play music til 6am!!!:eek:0

At some stage in buying I would want to meet the seller. If I get the feeling someone is not straight forward, I am less likely to offer. If they are nervous, I don't find it a big deal. As stated already, don' get too involved in offers. Refer this to the Agent.
And as for the other flat, don't mention it unless asked, but point out your plusses rather than their minuses in as low key a way as you can manage.Hi, we’ve had to remove your signature. Well, the lady was lovely. She brought her partner with her and they asked all sensible questions. Seemed quite positive about it all! Only thing she seemed mildly shocked about is the council tax being £20 a month more than she's used to in her rental property up the road. Coincidentally, her partner got on my bus this morning and he recognised me, so maybe fate will take a part! They were here nearly an hour, so very thorough. Hope we get an offer!0

As that is what you pay the agent for.If I wanted to do viewings myself, I'd advertise with any company offering to get me onto rightmove & send me a board, & save myself thousands.

You pay an agent to market the property and find you a buyer which it looks like they may well have done *Fingers Crossed* and yes if they can do it in the day fine but if the viewer wants to view at nearly 8pm at night i think its a little unreasonable to expect the agent to do it.

Thanks guys. I was originally annoyed that the estate agent wouldn't work later in order to secure a possible sale - beings he's costing me SO much money and this 'easy sale in 6 weeks flat' has taken since May to get to this stage, but in retrospect, he'd have been no use here anyway! It was most helpful to meet the viewers personally - first time I have done so due to my work commitments. They asked v good questions.
When we purchased the flat we did so from the estage agent herself (they informed us from that at the start and I handled all offers etc through a different person at the estate agency) so I got both sides of the story, really. Probably paid over the odds though. Hindsight = marvellous!0
