Just a bit of a moan, really... need somewhere to vent!

I'm in the process of buying a house, but was rather concerned when I read on the fixtures list that a pretty permanent part of the property (a nice garden shed) wasn't included as part of the sale- this had clearly been included when the EA originally and subsequently took me around the property.

I'd rather like to keep the shed, of course, and if it were removed would have to replace it with a very similar one. It seems daft to me, as the replacement cost will be very much higher than the value of the the wood that the shed represents, but that replacement cost will certainly be coming off the buy price if they remove it.

Bit annoyed that they'd try this on... I've swallowed the cost of fixing the things highlighted in the surveys (as these were anticpated by me following the viewings)... but removing the sheds? Come on...

    Are you a FTB?

    If the shed was that important to you, you surely could have asked the question when you looked round the property?

    You can always try to negotiate a reduction , but if I'd found a house I really wanted (especially if it was at a "fair" price) then I don' t think I'd get in a tizzy about the removal of a garden shed. They are classed as non-permanent structures, in the same way that greenhouses are.

    If the shed was included, or you were told it was included, then when the solicitors confirm eveything its taken out then simply re-negotiate.

    Find out the cost of replacing the shed and take that off the price you offered. If they dont like that then ask them to leave the shed.

    If they dont want to do either decide if its worth you backing down or pulling out.

    they can, the question is whether they said or indicated it was part of the sale originally. If so, then they're just banking on you not backing out over a shed.

    On the original viewing, the EA did show me the interior of the shed, and made comments about its quality/a nice addition to the property. I think it was reasonable to assume from this that it was included in the sale.

    If there were a sentimental reason for wanting the shed, I could understand the reasoning- but it's just a smart "standard" shed, I'm sure I can find an exact replacement (other than aging of course!). The replacement cost will be much higher than the value of the shed itself, though, since the supplier will charge for delivery and construction of course.

    I know the solutions are quite simple... I'm just a bit frustrated, I think. It's not as though I'm being difficult on my end... the surveys came back with work that needed to be done, of course, that all-in-all is quite expensive. I've not tried to renegotiate on that cost, though, as I could reasonably have expected that cost from the viewing of the property.

    I agree with OP. It seems a bit petty and hardly worth the hassle to dismantle and remove a garden shed.

    I would feel the same as you OP if the EA had led me to believe the shed was included and then I found out it wasnt. The vendors may think you are a soft touch because you have agreed to swallow the cost of the things highlighted in the survey that need fixing. A lot of people wouldn't do that, they would see it as an opportunity to ask for a reduction in price.
    If it was me I would call their bluff and say that I would pull out of the sale(unless you have already exchanged contracts of course) if they didn't leave the shed. Chances are that they will leave it as someone else coming along after you might not be so keen to swallow the cost of the other things and would be asking for a reduction in price. Hopefully the vendors will have thought of this. Good Luck whatever you decide to do.

    I would pull out! This board is full of people having problems with buyers / vendors and you do not need the grief. If they are like this on the shed subject what next will be missing when you move in? The EA included the shed and the vendor must know it and after getting the sale, they think, they 'try it on'.

    A new shed is £200 + free delivery. Offer them £100 for the shed or buy a new one.

    The sellers don't want the shed. They do want you to pay them for it though. It's a deliberate ploy!
