I have just accept an offer on my house. The buyer is a cash buyer and not in a chain. I am also not in a chain. Assuming there were no problems (ie he didn't pull out!) how long would you expect it to take before the sale would complete/exchange?

Hi, We are in the same situation. We accepted the offer on June 7th. Despite efforts to hurry the process it seems to take as long as it takes! I've been told to expect 6-8 weeks. We are into our 7th week today. Everything is packed ready to go. I'll let you know as soon as we do!:)The beautiful thing about learning is nobody can take it away from you.

It's a 'how long is a piece of string' question unfortunatly. 6 weeks is a fair average to quote.
I've been a legal sec for 3 years now and the quickest time I've seen was 4 days and the longest over 6 months!Currently studying for a Diploma - wish me luck

I am nearly 7 weeks in, aparently my solicitors are just waiting for one more search to come back, then its paperwork done, ready for me to review, and sign. Then solicitor can exchange, and completion a while (week or two) later.
Im a chilled FTB, buying a no chain property, mortgage offer is already in place.
I think max 6 weeks (rushed) with a motivated buyer and motivated seller.
I Think 8 weeks with a motivated buyer and a unrushed seller.
I think 10-12 weeks if your solicitor is going on holiday for a period during this time.
4 months if there are significant complications and a full surverys, then renegotiations.Plan
1) Get most competitive Lifetime Mortgage (Done)
2) Make healthy savings, spend wisely (Doing)
3) Ensure healthy pension fund - (Doing)
4) Ensure house is nice, suitable, safe, and located - (Done)
5) Keep everyone happy, healthy and entertained (Done, Doing, Going to do)0 -

Agreed. 6-8 weeks is the standard regardless really, but just depends on each party in the process. We had a chain of 3. Bottom of the chain was a cash buyer, but their solicitor was pants so the whole thing really dragged - cash buyer also not in a hurry. Doesn't just depend on buyer circumstances, it depends on the quality of everyone in the process. Regardless, at least being a cash buyer means they don't have a place to sell so a better position to be in. Best of luck.0 -

I put an offer in on 7th June and had it accepted that day. I'm a FTB and the property is vacant and I had hoped the sale would go through quickly, but the seller's solicitor is very slow at responding and I am now in week 7 without a completion date set yet. It's quite frustrating but at the same time every month it takes I am able to save a bit more money so I shouldn't complain. I'll be 30 in 3 weeks and I really wanted to be moved in my then! I hope it all goes well for you0 -
My offer was accepted at the end of April so its been 3 months now! Just waiting on a couple of items from the seller's solicitors then should be exchanging.......please God!!0

I have a sale going through at the moment, offer accepted on 14th June, survey done on 30th June, questions from their solicitor answered last week and now assuning all is ok I am waiting for them to exchance contracts and fix a date for completion.
It is all going to depebnd on both the solicitors dealing with your property, and what queries are raised by searches and the paperwork you fill in, plus how fast the purchaser wants to move!Credit card debt - NIL

We're FTBs too and on week 9 atm (offer accepted 31 May). Vendors are moving in with family so no chain. Admittedly, there have been some issues with the leasehold/freehold but I'd say we'd have taken around 7 weeks if there hadn't been.
