    Why? Because it would cost money to take the tenant to court for the damage?

    Well yes, and the difficulty can be that they might
    -do a flit, where does it end , private detectives?
    -they arnt employed so it might well take forever to get the money back

    Im sure clutton will come along and give us the benefit of her advice as I know she knows about this sort of thing a lot better than I do :)

    if benefit tenants leave a property owing money - i write it off.. its pointless chasing them... courts will not allow an attachment of benefits for ex-tenants (they will for current tenants) unless a LL can prove they HAVE money and that is very difficult.. unless they have a guarantor....

    if the mum acted as a guarantor.. then take her to court.. thats the whole point of having a guarantor.... again NLA will advise...
