Selling My house cracks issue.
Ive had some valuations on my property and it seems in the condition its in I wont have a problem selling it.
My daughters bedroom has a crack going down the wall along the window and one on the top of the window. I also have one in my living room which runs straight down from floor to ceiling. What am I to do?
These were here when we moved in 2003 and have been decorated over but have opened up again...I was thinking do I contact my insurers and put my mind at rest hopefully! or maybe find I have a problem or do I say nothing and get a decorator in to polyfill and re wallpaper the rooms??
Im feeling very stressed as if we walk away do we have a legal obligation to point these out to the next buyers as it wasnt done for us?
Thanks for any advice.

Are the cracks in brickwork or plasterboard?
Hi and thanks for quick reply there inside and nothing on the outside at all, weve wallpapered the living room and bedroom so I assume its just a plaster skim underneath.
There are some openings on the outside brickwork which we have had looked at and the builder has reassured us saying this was when the windows were replaced and the mortar just needs re pointing.Jan 2011 £10 Sports Direct, Football and 442 Subscription. Lindt Chocolate and a Camera and makeup.:j0 -
Not sure about legal rules, but I think it depends on your buyer. These were here when we moved in 2003 and have been decorated over but have opened up again...I was thinking do I contact my insurers and put my mind at rest hopefully! or maybe find I have a problem or do I say nothing and get a decorator in to polyfill and re wallpaper the rooms??

If you don't disclose, personally I'd ask my insurer to drag you to court.0 -
If they are decorated over and they open again then it's more than just a little issue...0

It may sound like that but I didnt even fill the cracks I just wallpapered straight over them. So maybe I should have prepped the wall first.Jan 2011 £10 Sports Direct, Football and 442 Subscription. Lindt Chocolate and a Camera and makeup.:j0 -
Just an update the trees are being felled but this seems to be an issue with all houses in the area. Thank goodness it not subsidence. Think we will stay now as the house is lovely.:j Thanks to all who helped me with this and the promt advice the council have given us.Jan 2011 £10 Sports Direct, Football and 442 Subscription. If not subsidence, what have they called it? 'Movement' or 'Heave'? Is you insurer involved?
Are the trees an issue for all the houses, or are you saying there is some design flaw in all the houses? What remedial work will eliminate the flaw?
Why are the trees being felled? Be careful that it is done professionally, as removing them will stop water from leaving the ground as it used to, and may create the reverse of the issue...
Don't count your chickens, just yet.Hi, we've noticed that you don't have a signature to remove. If you're not sure why please read the forum rules or email the forum team if you are feeling left out.0 -
Can you put your elbow in it? Or just slide a piece of paper in? Or is it a fine crack you can't get anything in?0
