Help - application form for housing association

    Thanks, Preston (Places for People) has two places where they place people, Lynchgate and Empire House both near Church Street. I dont know how many flats they have nor how often they become available.....

    I've tried advertsiing to buddying up but havent had any response, I think I am just sick of having to put up with other people habits and ways; like not washing up for days (theyre actually mainly my things too), banging doors (how can it be so difficult to close a door?!?!), not chipping in doing the housework or just being there when I just want to be able to do my own thing and not have to put up with their lack of organisation (messy kitchen cupboards and hogging the telly).

  • Prestons old council stock is naw let via Community Gateway Association. Details of their CBL scheme can be found at http://www.selectmove.co.uk/Data/ASPPages/1/12.aspx.

    A quick look at their recent lets shows a nuber of 1 bed flats have been let to applicants in the lowest priority band (green) who have been on the waiting list for well under a year, so it may well be worth approaching them ASAP. The usual practice is that when your application is submitted, they will write out to advise your banding and/or any other issues. If your previous tenancy reference is checked at this stage, they should also write to notify you of any action they may take (suspension etc). You can appeal against this notification and put your side of the issue, wg=hich may well help. Alternatively, once you have applied, seek an appointment with a housing adviser and go through it all with them. As others have said, it is probably best to be honest as early as possible so that you get the opportunity to explain your circumstances. I'm sure they will have had similar cases before and will be used to dealing with "challenging" landlords.

    Social landlords, such as councils and housing associations, do not generally take up references from previous landlords when they award a social housing tenancy. They generally require the applicant to state where they've lived before and the type of tenancy it was (with friends/relatives, private landlord, owner occupier, etc) to help prioritise the applicant, according to their need.

    However, some social landlords offer conventional market price tenancies and perhaps will take up references, I'm not really sure how this works for HAs that offer rental properties on the open market.

    Wrong. The OP is discussing social housing which is open to virtually anyone to apply for over the age of 18 and where there is little in the way of age thresholds or impact on eligibility.

    Your observations relate to LHA rates - namely that a person under 25 will only be offered housing benefit for the median of rent for shared properties in the Private sector.

    MOST Social Housing providers will take up previous tenancy references.

    Wee Willy Harris - Thats amazing! I had no idea I could find that out.......... I have signed up with them (as well as Places for People and two others) and looked at what sort of properties they were advertsing and a lot of the 1 bedrooms seem to be for people in the 50+ or 55+ plus range, everything else seems to be family homes. Im not quite that old yet.

    Blackpool Saver - I simply cant afford too........ plus im guessing a housing association will be accountable to more than just themselves whereas with LL's in general they will say a lot prior to you moving in but act on very little or at least the very minimum the law will make them do :mad::mad::mad:

    I'm worried too about my pets, I have two guinea pigs. When I looked at Gateway all the properties which allowed pets were 1 sheltered housing place and family houses ....

    I do remember all that from the hostel :rotfl: It wasn't that bad actually, it was just a house shared by people with 'issues' and we used to get inspections every week.

    There was a kid who used to steal food/milk. To be fair I did say once when I was going away for 3 days to use the milk in the fridge or it would go off before I got home but after that I had to forever tell him off for stealing it.

    Then he stole my keys and locked my room when I was out :eek: and all they wanted to do was give me another key. Now this kid was horrible, pervy and weird and I had to kick right off to get the lock replaced as I was convinced I would wake up to find him jacking off in my face or worse :(

    He eventually got kicked out because of his hideous behaviour towards everyone.

    So I do really know how frustrating it is.

    I hope you get on OK with the HA, maybe ask for a meeting in person with an advisor to go over the forms with you so you can explain to them and fill the form in accordingly

    Your LA will have a housing advice service. Make an appoinment, arm yourself with all your relevant information. They should give you all the assistance that you need in correctly completing any and all application forms. It will take a long time to get an HA property that suits your needs but if you don't start now it will take even longer. Shelter will also be pleased to offer assistance.
