Transfer of Property ownership

hi
i need some help i know theres a thread similar to this but the problem i have is my parents both own the house with a mortgage. my mum has been left paying after my father left. and unable to change anything within the house as its jointly owned.
at the moment my father lives abroad and unwilling to come back to the uk.
is there anyway to transfer ownership of the property and remove his name from the mortgage as he hasn't made any contributions in the last 5 years, also be it a quick and easy way, and if possible not involve layers.

He doesn't physically have to be in the UK as long as he is prepared to sign the necessary documents.
The mortgage lender will have to be satisfied that your mum can afford the payments on her own and they will require a solicitor to be involved to protect their interests so you will not save very much by trying to deal with it yourselves. Total legal costs including those of mortgage lender likely to be of the order of £500 unless he wants paying for his share and the cost of that plus half the amount owed exceeds £125,000 (in which case Stamp Duty Land Tax is also payable).
If he won't co-operate then it is all down to going to court and spending a lot of money.RICHARD WEBSTER
