    Ask the penguins. I don't think they go willingly to zones 1-6. As they say, it's grim up north.

    Er, the penguins are all dahn sarf actually,so what would they know about it? ;)

    If only the grim up north broad brush stereotypes were true....Try finding a detached house on a decent plot in a good area of West Yorks for instance....you'll be lucky to get something for half a million and it could be a lot more than that. Same in other desirable parts of Manchester, Newcastle, Cheshire, North Yorks, etc etc ad nauseam.

    PS Sorry for the thread drift OP! I definitely think you should try and get the £50k off.

    Mind you with JP being from 'oop-North' where the home of the brick-cladding is, maybe he just thought it was some sort of southern equivalent.

    I tell you it's harder to find a non mock-Tudor house than it is to find a brick and wood covered monstrosity in the SE.

    In that case you'll know that Hempstead Road is one of the busiest roads in Watford; regularly grid-locked at peak times. And being the main link road between the M25 and Watford town centre has emergency vehicles with lights and sirens shooting down it at all times of the day and night - I've never understood how it became such an expensive area.

    Agreed. This house isn't on the Hempstead Road, so the sirens shouldn't be disruptive. Traffic is bad, but tell me one part of Watford where the traffic is good?

    A healthy walk from this house and you can be in the city centre without the car!

    Our house has the same kitchen and we paid a 1/5th of the asking price and we also live in the south of England. For nearly a million quid I would expect a much larger plot and much more expensive fittings than what you have.

    If the surveyor has valued it at 925k and you still want the house then go back and renegotiate.
