    I agree with this. I would have expected the valuation to be your price, with a softening comment, rather than a stated lower price. Does your surveyor know the area? If not, they can be clueless and bum covering.
    And you offered the full asking price?

    Good point. You always worry that there won't be another suitable house if this one escapes, particularly in your price range. I think, at this value, the seller would have priced to expect a reduction. 5% is not unreasonable a drop.

    In that case you'll know that Hempstead Road is one of the busiest roads in Watford; regularly grid-locked at peak times. And being the main link road between the M25 and Watford town centre has emergency vehicles with lights and sirens shooting down it at all times of the day and night - I've never understood how it became such an expensive area.

    Back to the OP's question, is this a house for life or just a few years? If the former then you're obviously smitten so pay whatever you need to secure it - value for money is irrelevant really. However if for 5 years or less then you're likely to take quite a hit when you come to sell so really ought to be offering no more than the mortgage valuation.

    For some reason nearly the whole of the South-East has a mock-tudor feel to it. I've no idea why they build them, to look like that outside especially when most of them are super-modern inside.

    If you go onto RM and search within OP's price range there seems to be a new-build with super-straight ceilings, wall to wall patio doors and..... beams :eek:

    I personally think even £925K is on the steep side and I've known for a long time that Herts property prices are some of the most expensive in the country. This is the MONEY SAVING website so at least try to negotiate the price down from £975K.

    This can work the other way too. If the Surveyor is confident his slightly lower (in this case c.5%) valuation will not result in the purchase falling though, it makes it easier to downvalue and cover himself.

    One of JOhn Prescott's dodgy expense claims was to put mock-Tudor beams on his house.........

    Ask the penguins. I don't think they go willingly to zones 1-6. As they say, it's grim up north.
