One big house or two smaller ones?

We are in a dilemma just now.
My husband has taken a job near to where we live and I am really wanting to leave this house.
We can't decide whether to sell up and get two separate places (smaller) or get another place that is larger. Or he and our son stay in the current house and raise money to get another place.
Which is the most cost effective solution?
