While it isnt relevant here as the O/P has stated they have a single tenancy, a joint tenant in the fixed term cannot unilaterally end the tenancy for all tenants. A single tenant can only end it for all parties aftyer the periodic has arisen i.e. month 7 or month 13 depending on the term. I had quite a protracted discussion with anther poster about this last week - didnt I Dvardyshadow0

Whether the LL expresses a desire for it to be in text, by phone whatever - do it in writing. Always.
By all means comply with the LL's preferance as well, but do it in writing too.0 -
I really really need help my landlord has left a horrible message saying I was meant to give a months notice but i really cannot see where it says it in my contract and also what people have said on here

Ask him, in writing (send it next day recorded delivery to speed things up), for the clause number in the contract that requires you to give a month's notice. Assuming you have read it properly and it really isn't there (will probably be nearer the start than the end).They are an EYESORES!!!!0

You're under no obligation to give him notice that you're going to leave at the end of your tenancy, EVEN IF your contract says you should. It's just a matter of courtesy to do so. If you leave on the 22nd (that means your contract started on the 23rd, yes?), you will be fine. He's having you on by saying you have to give a month's notice.0

Thank you for everyones advice on here, he now has not said anything regarding the notice and has found someone new to take the room. I moved in on 22nd Feb so will be moving out today 21st August. One thing I am very worried about is my deposit, my contract says in should be in a deposit protection scheme however he didnt tell me it was therefore I dont believe it is. I am worried he wont give me my deposit back.
The room is the same condition I that I found it (in fact it is cleaner than when I first arrived)
What can I do if I do not receive my deposit back?
Also I am due to move out today however he says he is busy today, so how do I give my keys back, and also do a room inspection with him?0 -
You've done the right thing in asking for advice here..
Assuming you are in England and assuming you have an AST (Assured shorthold tenancy" you, as indicated above, have the right to leave on the end date. That the Landlord says different indicates he's either a liar or ignorant.
Does the Landlord live in the same building>???
If he's not there when you leave (for an inspection) get someone to witness you leaving (someone you can trust who would be prepared to write & confirm you left) and to confirm the condition of the place, and your returning keys if that is all possible. If possible take photos (lots!).
