Glasgow West End Estate Agents

Hi

We're currently in the process of getting our west end (near byres road) flat on the market. We've had the main estate agents round with the valuations ranging from conservative to a fair bit higher (10% or so more than the other valuations). I know that the EAs are keen to get our business and might have an incentive to over-value but I also know that some EAs are able to get higher valuations on the Home Report too.

Has anyone here had experience selling in the west end of Glasgow? I'm looking for tips and recommendations.

    My friend has just sold 2 flats (both on with Clyde) and bought one bigger in Pollokshields (on with GSPC), not quite west end but close enough!

    All houses got very near or above the valuation price, within weeks of being on the market.

    My other friend sold her flat in a week over 3 months ago (actually moved out only 6 weeks ago) and she is right across from the kelvingrove art gallery and she got for well over the asking price... not sure who she was with though.

    So, from these expereinces, City centre Glasgow seems to be bucking the trend....

    How do their valuations compare with what's sold recently in the Byres Road area?

    If one or more of the EAs values significantly higher than you would expect, can they justify their figure with comparable sales that haven't made it onto the public websites yet?

    Did any of them SHOW you comparable recent sales, and current listings that are similar to yours? Have you looked at them yourself?

    Regardless of valuation, pick your agent on what they're going to do for you in terms of marketing and promotion, not on what they estimate your house to be worth.

    Are any of them explicitly claiming to be able to influence the figure on the Home Report?
