    Tell the EA that when the vendor matures he can then give you a call but your offer price will be £30k less.

    We aren't in Scotland, we're in London, but there was a bit of a trend for sealed bids in our area a few months ago. Maybe not so much now though.

    My opinion is that he isn't that bothered about selling his place, maybe he's just stuck it on the market to see what he can get with a vague plan to move to the seaside or a cheaper place in the North. There are plenty of homes for sale (look on this board for titles like No viewings and my house won't sell) where the sellers genuinely want to move and are motivated and would bite your hand off for £15k below asking price.

    The next person who views will maybe offer £20k less and he'll then refuse a deal with that person as well. Then the EA will get sick of him and not really push the house anymore.

    Maybe you'll offer the asking price, get a survey done, get to exchange and then he'll ask for more money. Sounds the sort of person who might.

    Look for something else and move on, keep an eye on his property on the website though and laugh when the price drops (or probably not as he isn't fussed about selling). Someone has told him (maybe the EA) that his flat will be snapped up

    Hmm as Dvardy says, my immediate thought was that the agent won;t be interested in you as he knows you have already offered before the agents was instructed and therefore the agent knows he is unlikely to get commission. It is not unknown for agents to speak slight untruths of course ;) Speak direct to the vendor if serious about buying or increasing your offer or sit tight or find abother property. They are your options really

    If you really want your offer to be considered, just point out to the estate agent that you are chain free and given the current market you'd obviously be looking for a discount since you will offer more certainty than a person buying from a chain. Highlighting that a 3% lower than the asking price is hardly an insult in any market. Estate agents aren't stupid and will no doubt and try and sell your offer to the vendor as buyers aren't really buying right now.

    Personally, I'd see the seller as a time waster living in a dreamland if they are upset by a 3% reduction, given the market and buyers being told to be bold and offer 10% less than the asking price, I'd have considered you as a serious buyer. Just walk away would be my advice. I'd say the seller will regret not selling to you for a 3% drop, but given what you've said I don't think they are actually real sellers, just people wasting everyone's time hoping for some offer that is way beyond the house's value.

    I doubt if the seller actually wants to sell at all. Just wants something to talk about at dinner parties.

    Of course, but I meant the agent "won't be interested in you FOR THIS PROPERTY", which might make my comments a little clearer.

    It is of course entirely likely the vendor may be a complete plonker but bottom line is none of us on here actually know and we are of course all guessing!
  • Move on. Agent will still get a commission if OP buys the property. I have come across so many time wasters. Good luck with finding a property.
