Advice for how to neg estate agents fee

Hi

I would be grateful for some advice and tips on how to negotiate the estate agent's fee. We have an agent coming round today and we are looking to sign the contract and get our property on the market this week. He has said 1.5% which we would like to knock down, but we don't know how to go about it and how low to go? Is 1% about right? Also, how long should we give him 'sole agency' for?

    Get more than 1 round.

    Let them know they have competition.

    1.25% would be nice. 1% might be ambitious. Depends on the norm for the area.

    Aim for less than 12 weeks, if poss.

    How much do you expect to sell the house for, approximately?

    Assuming you're on a salary at the moment, how would you negotiate for your salary to REMAIN at (say) £15,000 pa if your employer wanted to reduce it to £10,000 pa .....???
