Tenant being disturbed by viewings- what is reasonable?

We're moving out of our rented flat in just under a month. Our LL lives in Spain so when he asked us if we could show potential tenants around we said fine.

However, there have already been 9 viewings (in just over a week) and he has lined up another 2 for tomorrow.

I understand that he has to re-let his flat, but this could go on and on, and he gets annoyed with me when I say we can't do a viewing at a certain time (me and my partner both work full time and long hours).

I'm basically wondering how much intrusion is reasonable?

    I do 1 viewing a week with my properties, normally between 6pm to 7pm weekday to suit the tenant, its
    a bit of a pain for people wanting to view, but my tenants respect it and Ive had no problems at
    all over viewing issues,
    at the end of the day its your home so you control the viewings

    Why don't you contact your LL and say that he can do block viewings on a Saturday or Sunday between 10 and 5 or something? That way new tenants are able to look around, but you aren't being put out very much.

    What is reasonable is you controlling access to your own home. If this is too much for you, just say that the disturbance has been much greater than expected and offer a better alternative. If he hasn't treated you badly then try to be more flexible, but there is nothing wrong with offering 2 days a week for example.
  • I would speak to your local CAB as tohere are tenancy rights for allowing aces for viewings plus the letting agent (if your LL is using one) should be able to advis your rishts & help arrange viewings to suit you. If they want to do viewing whilst you aren't there you could let them know you are happy for them to access the property then (all viewings would be accomapnied)

    In my opinion as a tennant, zero viewings are acceptible.
    I am paying for quiet enjoyment.
    The landlord is running this as a business for profit.

    It's not in my interest to increase that profit at my expense.
    I consider having strangers in my house not for my own benefit my expense.
    Your mileage may vary.
    It's not a case of being nice, it's just business.

    Sorry I didn't read the bit about you doing the viewings yourself. What a cheeky beggar your LL is!

    Why can't he get a friend or relative to do the viewings? If I were you I would refuse to conduct the viewings and insist on block viewings.

    Simple tell him when he get arsey that by rights you dont have to let anyone in. Give him a list of hours each week set down by you for viewing anything outside of these hours will be denied permission to enter. Don't argue don't discuss, your doing him a favour by allowing them to look around.
