Cheapest EPC

Fridays Property Lawyers have got the cheapest EPC according to which? magazine.
Couldn't find a link on the which site but the paper copy had it in.
It said £47 inc VAT in the article but I just checked thier site and they're doing them for £32 + VAT now.

herm, the cut and paste brigade will love you.....buyer turns around post completion and knocks on the sellers door....hey, this epc is all wrong etc etc

In the highly unlikely event of the buyer doing this, you just " turn around post completion and knock on the EPC provider's door....hey, this epc is all wrong etc etc"0

I did a HIP with Fridays Property Lawyers back when they were the cheapest for that too and it turned out fine.
What I can't get my head round is how energy assessors make any money from an EPC.
Lets say your average EPC costs £60 for that an energy assessor that spent 2 years qualifying has to drive to your house, do an hours work, drive back produce and produce the EPC.
So say £5 goes on marketing, another £5 goes on fuel/car costs £10-£20 goes to the parent company to cover marketing/running costs then you're down to £30 for 3-4 hours work!
I wonder if they'll form a union to set a fair level to prices?0 -
The bloke who did my EPC said he would get paid £28 for it. However, out of that £28 it would cost him £5 to file the report and he also pays his own petrol costs for traveling between houses.

Doesn't appear to be a particularly skilled task though so no reason why it should be a great earner.
From what I can see, the minimum that is required is they make a bunch of assumptions based on the appearance of the house, take a couple of measurements and plug it all into a bit of software that magics up some meaningless numbers.
The better ones who take a bit of pride in their work will actually do a bit more than assume and try to verify as much as they can about the property to improve accuracy but you are unlikely to get an assessor of that type on the cheap.
And the recommendations section has to be the biggest pile of nonsense I've ever seen - they seem to jump straight from more low energy light bulbs to installing solar panels without stopping at any of the more intermediate achievable improvements such as loft insulation - at least on all the EPCs I've looked at!0 -

I got my EPC from Pali ltd, I paid £75 inc vat and got a free floorplan for my estate agent! they were so made up!
If I wanted to up my "package" I could of paid £99 for EPC, Virtual Tour and Floorplan, in my eyes thats value for money, I think it depends on what part of the country your based to recieve this package tho!
Top company! I'd use them if I needed an EPC every year haha!
