Advice when buying a nearly new house?

Hi :)

I'm looking at houses at the moment, and have my eye on a nice estate built in 2002. I like the idea of a reasonably, but not completely, new home.

Is there anything I should look out for? If there is an NHBC certificate (they were built by Wimpey I believe) should I have the house checked out before it runs out in a couple of year's time? Or is that overkill? :o

    We bought a new house in Dec 2003 and recently sold it. NHBC cover lasts for 10 years so we sold ours with just over 3 years cover remaining. New houses are under warranty for 2 years, which means the developer must come back at put right any problems. Guess it depends when the place you're looking at was built. When we sold ours there wasn't a lot wrong with it. The odd toilet ballvalve was close to needing replacing, but other than that it was pretty much a brand new home still. Other than the decor chosen by the current occupiers, there shouldn't really be a problem. At the end of the day you won't have to kit it out like you would a brand new house so you can take your time (as long as you're prepared to put up with what's been done by current occupiers for a short while). Go for it....!
