landlord problem?

I have been in rented accomodation for nearly two years with my current landlord. Last week, the overflow of the toilet flooded and the ceiling nearly fell through. He sorted out the toilet even though he isnt a qualified plumber.
Now the damage caused by the leak is my main concern. He has had the celing replastered and this person has basically done a botch job of it. He hasnt completed the job as there is like a wire mesh on one part of the celing where it goes up the stairs. Landlord expects me to paint it but dont see why i should. I will also have to repaint all the walls as the plastered seems to have got more over the walls and the rest of the house than the ceiling. i have only painted the living room recently too.
the wooden floor is ruined as they have stood in plaster and marched it all the the living room and kitchen. bit peeved as im paying too much for this house as it stands but suppose atleast my tenancy is only til september.
what are my rights as a tenant?

Your rights depend on what it is that you want to achieve. Has the landlord actually been round and viewed his tradesman's handiwork? If not, they should asap. It seems to me that some reasonable negotiations need to take place between you and the landlord about how and when the repairs will be finished satisfactorily. Either the landlord should engage a workman to do the redecorating or they should allow a deduction from the rent if you agree to do it.
The damage to the wooden floor is a concern as you really, really don't want to have any deductions made from your deposit if you're blamed for it so I would communicate with your landlord only in writing about all of this, keeping a copy for your own records should you need it at some point in the future because I suspect that you most probably will.0 -
Take photos of the situation as is.
It's not for you to clean up after builders or imo repaint.0 -
the landlord is yet to see this amazing handywork to be honest. i have told him they left one hell of a mess but his reply was to clean it up. i have also taken photos of the damage made. he is visiting tomorrow though so hopefully we can come to an agreement then.
cant believe they even had the cheek to leave the old plaster boards and rubble at the front of my house as well!0 -
Ruddy cheek: it's not your job to clean up after the landlord's workmen. I think you might need to point this out as politely as you can.0

You don't need to be qualified to sort out a toilet overflow. I've done my own, and fitted my own bathroom. It's not a big deal.

Was there any issue about you failing to report the problem, or has the LL accepted that they are fully responsible for the repairs?

The damage to the floor, and the need for re-painting should be notified to the LL, as the other poster said. If you intend moving out in Sept, it might not be worth getting into a load of hassle over what is a short term decoration issue.

If you intend to stay, ask the LL what they intend to do.0 -
I think its time to start looking for a new place. Is your deposit protected?, take plenty of pics of the work done and damage left. I wouldn't do anywork and accept that this tenancy is coming to a end tbh.0

There are only a few limited situations where a suggestion not to pay your rent is advisable. This is not one of them.
Continue to pay your rent and follow the other advice given in the thread about photos / written communication etc.0 -

yes the deposit is protected. i will have to dig out the documents. got plenty of pics of everything so it would be hard for him to go down that route. thanks0
