Loft conversion question, selling house

Hi all,

Our house is currently being sold and we have a loft conversion that the buyers solicitors want to see planning permission for.

This was done at least 12+ years ago (that's as far back as I can track as I know the previous owners)

I know I can speak to the council etc come Monday but wondering if anyone could shed any light.

Will any conversion be exept from planning now anyway due to how long ago it was done?

    Yes it would be exempt now, in all likeliness it was exempt from planning back then as well if there are no dormer extensions on it and you're not in a conservation area.

    Building Regs Approval it would have needed. If you didn't have the paperwork when you bought it then I would speak to your solicitor before contacting the council. It might show on the searches otherwise it may be better to offer an indemnity policy.

    Please follow this advice.


    Don't go talking to the Council about your property because one of the ways of satisfying a buyer in this sort of case is paying around £50-£100 for a Building Regulation Indemnity Policy. these policies are not available if you have spoken tot he Council, so please talk to your solicitor first!
