Resuming tenancy as a student?

Hopefully I have posted this in the right section...

I have been renting a small studio flat for almost a year now as a full time working tenant. I'm going to university in September and will be a full time student, not claiming any benefits or anything; the usual student loans and grants and maybe a weekend jobs wages will cover this.

I have an OK relationship with my landlady and I am a good tenant however she is elderly and very staunch in her views and usually likes the more mature tenants. (She told me so when I came to view. She also said that the only reason she took me on was because of my references.)

My dilemma is that I do not know whether to inform her about returning to full time education and giving up my job. My rent is extremely cheap in comparison to other similar properties in the local area, (and also about £50 - £75 a month cheaper than the average student shared house) so it would be financially great for me to stay here. Also, I don't want to have to move everything having spent the last year building up a great little flat full of my own things which would either have to go into storage (expensive) or be sold/thrown away.

I have checked my contract and it doesn't say anything about having to be working full time or otherwise. I can remember the advert did say "mature working person" though. I don't want to ask her outright as she could obviously say no, in which case I would be forced to move out by next month.

Please advise!

    As long as you can continue to pay the rent then I don't see why you need to tell her.

    I wouldnt tell her either.

    Its up to you what you do with your time, and as long as you pay the rent, then whats it got to do with her?

    If she asks you (and I can't see why she would if you keep paying the rent on time), just tell her that you have a new job at the university...

    It's none of her business. I'd not tell her. You've been paying your rent, she'll be happy. the original advert would have been worded to be offputting to "the wrong sort of person"... and she got you and is happy. End of.

    speaking as a LL, I totally agree with other posters, what you do for a living is your business. I don't expect (or want) to get minute by minute updates on my tenant's cv.

    Is it now a statutory periodic tenancy? If a new one and credit checks etc need to be done again, that may raise problems, but if this is not the case, just carry on being an excellent tenant and paying the rent on time as before.
