Home Buyers Report or Building Survey

Hi All

Looking to get a survey sorted on a property we are looking to buy, the house is 15years old, Not sure if to go for a Home Buyers Report or Building Survey.

Any Advice would be super.

    whilst the advice generally says structurcal for older properties - and think that means lot older than 15 years - think it depends as well on the state of the house and whether you are planning on doing any works to it.

    Our last house we had a full survey - even though it was only 30 years old - because it was not in apparent good nick and we were planning works. It picked up an issue with the garage - now, that may have been found by a HB but we'll never know.

    Ditto with the one we're buying (and planning to extend/update). thought it was worth a few £000 extra given size of purchase.

    Only caveat to the above is that if a problem is found - e.g. our garage- we ended up having to have a more detailed inspection regardless - in our case, a couple of hundred quid which the vendor paid but nonetheless...

    realise that wasn't the most definitive answer but hopefully helpful!

    (BTW - I'd also go outside of your mortgage co for sorting it - e.g. our mortgage co would have charged us £800 for a HB; I rang round a few chartered surveyors (which I found via the RICS website) and ended up paying £650 for a structural...)
