    It's a nigh on certainty that at some point the BoE base rate will go up.
    It's clear however that they think that this will occur after a longer period given they are reducing their long term fixes.

    Someone posted a 10 year fix from 5.2%.
    I've seen 5 year fixes from 4.19%
    That's a pretty clear indicator for me of where they think rates will be over that timeframe..

    Hi ISTL, AIUI the fixed mortgage rate reflect demand for the underlying debt, demand is impacted by a variety of factors (e.g. customer demand for fixed rate savings, market demand for packaged mortgage debt), rather than one institutions thoughts on the future of BoE base rates.

    It's all based on LIBOR isn't it?
    SVR's and trackers are off Libor rates - Libor Rates are 1 day to 1 year rates. mortgage rates are this plus the banks margin.

    fixed rates generally work off swap rates that can go from 1 year to 30 years. some people will argue that this is a grouping of Libors. as Malcom says these rates are driven by the price for debt in that currency. banks generally buy tranches of money on these markets add their margin and this your fixed rate.

    edit: I do love Google though. Better than knowledge in some ways.
