Does time matter?

Just wondering if a house has been on the market a long time does it put viewers off going to look at it? Thinking "oh nobody else wants it, whats wrong with it?"

I've had my house on the market for nearly a year now, with 4 viewings and I put a thread on here a few days ago and the general feed back was it was nicely presented and its on at the right price. Spoke to agent again and he is happy going by sold prices that its on at the right price

  • It's obviously not as it would have sold by now. If it's well presented and there is nothing wrong with it then it is the price.

    I dont even know how much to drop it by when the advice is

    a) the agent says it on at right price

    b) other properties in my area are actually on dearer than mine

    I'm in exactly the same situation, but mines been on for 3 months. The past year has been like a helter-skelter for house selling - no-one seems to know what the actual value of a house is anymore, there was a flurry of interest around Easter, then quiet, more houses went up for sale after the abolition of the HIP - new instructions get more interest, now it's gone quiet again after the fallout of the budget.
    Everyone was saying hat mine was on at the right price, nicely presented etc... had a couple of near misses but the estate agent actually steered my potential buyers to buy more expensive properties in the area using mine as a selling tool! I've reduced my price twice to generate interest against the competition of the new instructions but at the moment no-one is biting.
    Changing agents it's something I've considered as well.
    I don't think it's your house - I think it's the general turmoil of the housing market at the moment.
  • Make sure there's lots of pictures to go with the listings - the more people can see the more likely they are to come see it for real. Is it included on any of the big websites? Would be worth checking the listing, a friend of mine realised his had been put up without most of the pics...

    Yes its heartbreaking, im at the point now where I just one to give up for a while, even a viewer would be nice, so frustrating isnt it :mad:

    Things a buyer look for are condition, inside and out, decoration, neutral and uncluttered, tidiness, cleanliness. Garden, neat and tidy.

    It isn't always the price. Sometimes there just aren't any buyers out there. OK so maybe if you lowered the price to £3.50 someone would stump up the cash but sometimes there isn't anyone willing to pay anything reasonable - and by reasonable I'm thinking you could go back to 2000 prices and still no one would bite!

    Are other properties selling in the area. What is the turnover looking like? If no one else is selling either it could just be because no one is looking while the economy is so volatile/vulnerable

    The longer it's been on the market, the more likely I think you'll take an offer. If it's been on 2 years and no drops in price I think you're delusional. If it's been on 1 month and there's been 2 drops, I think you're desperate.

    When I see a house I like, I'd wait to see if it dropped before viewing it (don't want to look desperate), then I'd offer you about 10% less than you're asking probably. If you don't take that, then I'd only increase it if I really wanted the house, otherwise I'd walk.

    There's no answer really. We're all individuals and tomorrow you might have a sudden rush of interest :)

    A bunglow a few streets away sold last week (on at 15K more than mine and only 2 bedroom)

    About a mile away a few semis sold but not a heck of a lot

    What feedback did you get from the 4 viewings.

    In my eyes if a house has been on for a while then it's ripe to go it at a large discount when aking an offer.

    You really do need to find out why it has not sold and rectify it. Otherwise I think you may be here in 12 months asking the same question.
