I've still not had a reply from Dandara about the money. I was reading through the T&C from the Deposit Protection Scheme about using them for disputes incase I decide to go through them, and unless I've read it wrong, we have to agree that their decision is final if we use them... Could this mean I end up paying more than the £65 i've agreed to pay...?0

didnt think you could get a 1 bed for £575 there, thats why i thought Spectrum.
Deposit schemes will only look at the part that is in dispute.
e.g if the deposit was £1000, and you are disputing the cleaning at £100, the £900 would be safe. The most you could pay is £100

We were in Block 2 too! Crazy! Yeah we got it at a really good price. The landlord didn't want it sat there empty so he reduced the price :-)

No harm in telling them, it may get them to reconsider. I didnt get that far as we did get the charges reduced a lot, and my flat mate took the hit on their part of the deposit as they were the messy one lol.

Well, after days of trying to ring and get through to them, I had no joy, so I took the time and effort to drive to this address and go in and ask them myself their call out fee's and charges etc...
Turns out that this place is a boarded up house!!!:eek:
I've emailed the company we were renting off asking for an address and contact number for this company they used to see if they come up with the same details in this link.
When I read the T&C of the deposit scheme it says we can use them for a dispute but we have to go with their decision, which I think means if they decide the cleaning is reasonable, we would have to pay it anyway... Doesn't it???0 -
Hi there, have just found your message with regards deposit. we are having the same issue. we cleaned the apartment to what we believe was an excellent standard. The inspection was carried out two days after we left and we have so far been told that we must pay £167 from our deposit. This is unjust. There is now way it has cost £167. We left the apartment in a great condition, in fact we think more so than when we moved in. We are three weeks since our move out and still getting no where. Feel like we are being 'done' big time. Not happy.0

Yes, if you use the arbitration you have to be bound by their decision: you could alternatively use the small claims court route.
You do not simply have to accept a LLs proposed deductions, if you have grounds to challenge them on their proposals then do so.0 -
Just a quick update... We finally got the majority of our deposit back in our account on Monday, 3 months after moving out :eek:
I argued with them over the cleaning bill and the call out fee and they agreed to pay half... I still wasn't happy but we need a new fireplace so I had to give in.
I still don't believe they used this cleaning company, and I really want to try and find out if they actually did, purely because of principle, but I haven't got the energy, or a clue who I would contact to try and catch them out.
But if any of you do...let me know! I could be on Watchdog next week :rotfl:0 -

i find this sooo offensive, and so will other landlords who post here... SOME landlord rip people off - in the same way that SOME tenants are bad tenants...
can we stop demonising us as a profession please ?
DPS say that only 6% of tenancies end in the Arbitration Service... so it is a very small number of tenancies where things are not amicably finalised0 -
Clutton, I agree with you. Not all landlords are the same, but unfortunately it's the same with many issues on these forums, people are airing their bad experiences.
It is very rare that you get somebody praising something because one of the main reasons people write on these forums is to get advice, and whether that is general advice or having a moan about how they feel they are getting ripped of by somebody, all they are looking for is an answer.
I for one felt this way, and I know several people that feel this way after they have rented, (many of which rented from a reputable company in Manchester city centre...) and even though there are probably plenty of genuine, fair landlords out there, I do feel that they are out-weighed by the landlords that will try and get as much money out of you as they can.
I also realise that there are many tennants that probably deserve to have money taken from their deposit due to them leaving their flat/apartment/house in such a state that it is called for.
But in my case, I know how hard we worked to get that apartment in a state where we were proud to leave it knowing we had lived there for 19 months and it looked lie a brand new place, and I think the company we rented from must have thought we'd just pay it with no questions, I just think people need to be aware that if you do not agree there is no harm in questionning everything.0
