Apparent lack of build over agreement

Hello,
I came across thisexcellent website, and I would very much appreciate your thoughts on my situation!
The house I am are purchasing (over 100 years old) had a 2 storey extension built 10 years ago. All the necessary consents are in place. Our solicitor pointed out that on the water search it showed that the drains serving next door and our prospective property run very close too this extension (Less than 1 meter including 2 manhole covers) before joining the mains sewer under the road.
There appears to have been be no build over agreement from the waterboard.
An indemnity policy appears to be the likely solution, but are these really worthwhile? Is this a common problem, and will it affect the sale in future?
Should a CCTV survey be carried out before accepting such a policy so that we know whether the drains are likely to require replacing?
Any thoughts would be gratefully accepted!

the point is simple. if the water bopard need access, and they have to dig up part of the extension, would you mind being compensated by legal insurance? if not, then off you go, and enjoy the house. the sellers clearly didn't mindMy posts are just my opinions and are not offered as legal advice - though I consider them darn fine opinions none the less.:cool2:
