I live with my partner in his house and we want to sell up and buy together. Unfortunately he bought the house for a high price in July 07 and has accepted that he will probably lose money selling it but is unlikely to go into negative equity.
We put the house up for sale last week for £239,950 which the EA seemed to think was a fair price. There has been a lot of interest in the house with our 4th viewing tonight and feedback has been positive with the exception of the garden being small. I'm a bit concerned that our house is priced £10000 higher than other similar properties in the area but the agent hasn't mentioned it being overpriced. One house came on the market today with the same EA which particulary worries me - http://www.rightmove.co.uk/property-for-sale/property-26612296.html
Is it worth keeping it on the market for a while just to see what happens or should we just resign ourselves to it just not being a good time at the moment and hang on for a few years? We are lucky in that we don't desperately need to move but we would like to move to a bigger property closer to our families as we hope to try for our own family soon.
Any advice would be appreciated.

Yours is an end one, with a conservatory.... I'd pick yours over theirs any day.
However, their photos are better... you've no kitchen and the photo angles are a bit odd.
Neither of you have room measurements on - these are essential, in feet/inches and new-fangled metres (that nobody understands, but they're handy for quick maths).
Their garden photo looks awful... with that ruddy swing thing. Yours looks nice and sunny and there's a nice neat looking big shed.
Re price... I think you might find you're a tad over-priced, so just leave it on the market, get better photos, get measurements done... and see if you get any offers.0 -
in my opinion yours is the much better property, therefore i think a £10k margin is therefore to give you the scope to allow a buyer to make an offer and for you to still get a better price to reflect the fact you have a conservatory, nicer garden and are end of terrace. Those 3 are not worth an extra £10k but they are certainly worth more than the other place
i disagree about the photos, yours are brighter and show off the rooms well, for example:
- theirs appears to show a long empty wall in the living room which makes the room look like a long narrow gallery
- yes your US sized frige freezer is dominant in your photo and the angle does emphaise the fact the whole of the ground floor is open plan so to my mind cold in winter as there is no door to the conservatory
- it is not a white kitchen but then choice of kitchen colours is highly individual and for everyone who wants whilte there will be others who hate it
- theri garden photo from upstairs is better than your garden photo but then again doing the same for you may make your shed look too dominant. Is the view form the conservatory just that of the wall of a shed, if so stick with what you've got because the viw back to the house with the side access clealry visible is much betetr than their ground level shot of a bit of patio and a swing

I know don't get me started, we're trying to upsize so you can only imagine how expensive a 3 bed would be!

I know somebody who has recently moved to a new build estate. Each extra bedroom costs a further £100k.
3-bed: £228k
4-bed: £335k - £410k

I'd buy your's over their's any day, the garden alone would need £10,000 spending on it to get rid of all that concrete!0
