Moving out of our rented home. question about carpets?!!

Hi,
We are moving out of our rented place in three weeks and have been told by the letting agents today that all the carpets have to be cleaned professionally. There is nothing about this in our contract.
When we moved in, the house and carpets were clean and we were told that the carpets had been professionally cleaned (although we were never shown a receipt for this).
We have now had this sprung on us that we MUST have this done. They have quoted 40 pounds to find someone to do this for us or we can find someone ourselves but must produce a reciept.
We were obviously going to really clean the house and we have actually got a carpet cleaner ourselves that we were going to use to clean the carpets.
I know 40 pounds isnt a lot but its the principle of the matter and as we are in the middle of buying our first home every penny is important to us at the minute.
Any views would be appreciated?? Am i just being unreasonable as my partner thinks I am?!

Sorry to disapoint but this is a fairly common letting expctation. £40 sounds cheap to me so just pay it and move on.0

I have just let a property for the first time and the agent told me to get the carpets professionally cleaned. The agent said I might as well do it now as the tenant will then have to do the same when they leave in order to be leaving the property in the same state as when they found it.

You might as well get quotes yourself as well.
You said the agent wants £40 to FIND someone. The companies charge may be added to that. Double check0 -

They have said £40 for them to arrange it including the cleaners fee.
It will just come directly out of the bond.
Bearing in mind though our house is small (2bedrooms) with all upstairs carpeted but none downstairs.
Does this still sound cheap seen as we wont have to arrange it ourselves or do you thinks its worth getting some quotes??0 -
Does it definatly have to be done by professionals?
Otherwise I would just say nip to homebase and rent a rug doctor, it costs about £13 for 24 hours and then a couple of quid for shampoo, and its fantastic, I wouldnt say its any different that getting proffesionals in.Work like you don't need money,Love like you've never been hurt,And dance like no one's watchingSave the cheerleader, save the world!0 -
It has to be professionals, either arranged through them or by ourselves and getting a reciept to prove it to them.
As you say I'm sure hiring a cleaner (we actually have one ourselves) and doing it that way would make as good a job which is why I'm a bit miffed.
But if it has to be done then so be it!0 -

Still think it cheap, I paid £47.50 for exactly what you are describing.

It is pretty standard. Also make sure you leave the oven clean or they might charge you £60 to clean that. Easiest way with a cold oven is a razor blade scraper for taking paint of windows do not use any water. When all the brown "toffee like" stuff is off the wash it with hot soapy water and a sponge with a hard green bit on the back.0
