    I highly recommend simple living - it opens up so many opportunities and makes for a really secure and fun way of life. I'm delighted you're going for a smaller mortgage, that your children are on board and that you've a lovely mother who's able and willing to help you all. You're quite blessed.     TDQ, I love people watching, so sitting in a cafe watching people struggle (in the nicest possible way) would be something I would enjoy doing too!

    I am glad people are doing MG's challenges - I am finding it most interesting and energising!

    hiphouse, yes the simple life appeals. I cannot TELL you how much it appeals!! And, yes, I am blessed. I am very lucky indeed :)

    Hypno - you have such a sensible head on those lovely shoulders. I often wish I'd continued with my quest to move to a more realistic house after my divorce, even though, like you, I didn't have to. Having a fresh start, a smaller mortgage and being happy there with your fantastic children enjoying their plush new teenager pads sounds like a very positive plan and I too will add my not inconsiderable weight behind the push to the Universe to send you the buyers you need within 30 days.

    Just wanted to let you know that I too am sending positive thoughts your way - I often think about downsizing, having a biggish house is not all its cracked up to be and certainly I would love a smaller house to clean. Am sure the universe will be sending you the perfect buyer soon.x

    Hope selling the house goes smoothly and getting the new one too :)

    The 'perfect' house doesn't have to be big, it's the one that gives you the right lifestyle for who you are, where you are in your life. So hope the perfect solution happens for you soon :)

    In our househunt we're balancing mortgage free houses with ones with a mortgage still, not sure which it will be at the moment, we're very much of the mindset that when we find the 'right' house the decision will be obvious, well we hope so.

    I've decided to set myself a challenge of joining the runners, for the last 2 weeks I've been using the hotel fitness room mon-fri, and definitely ready to swap the fast walking for running on the treadmill, so setting myself the 0 to 5km challenge by Christmas.

    ZTD & Hypno - On the Norfolk/Suffolk things to see, when we used to visit that area we always visited Southwold. Also although not keen on Yarmouth you used to be able to go on the Broads boat trips from there, and the chips in the market place used to be really good. But it's been years since I've been, so not sure if it's changed.

    Ok, I will concede - I may not *like* Yarmouth but their chips from the market are still the best I have ever tasted......and yes, we do sample them from time to time just to see if the legend that is those chips continues for future generations :D

    Ooh Hypno, how exciting! You know the move I've just made - that downsize has really energised me, and its partly because although I need tradesmen in to do some stuff, there's lots I can do myself - painting, preparing battens, lampshades like I was doing yesterday, that sort of thing. In this house, a really good lifestyle is achievable, and it just wasn't in the other house, not for me. So I completely appreciate what you're planning, though its for very different reasons than mine, of course.

    Positive buyers within 30 days .......... positive vibes here for exactly that.

    And well done to DS's team - fancy having some 13 year olds in the team and competing in the under 19 category! Thats astonishingly good!

    EDIT - Z, it was the north Norfolk coast I went to in July with my mum and my sister, and for anyone who likes open skies and lots of Heritage/NT properties, its paradise.

    Yum to chips by the sea - my grandparents lived near Gorleston, and I always had to have chips and a paddle in the sea, no matter what time of year!!
