House move on a saturday

I am aware that completion can only take place on a friday but its going to be extremely difficult for me to physically move house on a weekday.

Is there anyway that it can be agreed that I can move on a saturday or will this be at the buyers discretion. If so...whats the likelyhood of them agreeing to this?

  • Completion and exchange can take place any day you want. The only problem is if you are in a chain. The best way would probably be to get everything uplifted by removal folk one day, stay over with a friend that night and then move everything on a Saturday. Everything is usually completed a couple of days before exchange apart from the handing over of keys (which you can physically do yourself, doesnt have to be done by a solicitor) so there shouldn't be a problem if either party is in agreement.....

    Legally speaking you HAVE to give vacant possession on your sale on the day of completion. When you move into your new place is your choice but you do need to be out of your current home. Your buyers may possibly agree to wait a day but I wouldn't think their solicitor would be happy.

    So long as the money has been paid! That's why it tends to be on a weekday, because the banks are open. No vendor, or their solicitor, is going to give you the keys unless the cleared funds are already safely in their bank account.

    I wont be using any removal people as I aim to hire a van. We have a 10 month old daugther who my wife will be looking after so that kinda rules her out of being able to help me load up. We have no family nearby and friends can only help evenings or weekends. So thats why I was hoping to move out of our house on the saturday.

    Our buyer is living with her parents so she can move in anytime she wants. Our vendor doesnt work fridays and is happy to move out on a friday.

    So im either going to be trying to do the moving late friday night or convince our buyer to let us stay until the saturday....but I dont know whether she would agree.

    This could be a bit of a problem regarding the buyer's insurance. If she owned the house and allowed you to stay over on Friday night and something happened like a water leak then who would pay for it? Normally two different people are not allowed to have insurance on the same property. Even if she was willing to let you stay in principle I doubt that her solicitor would be happy.

    Not what my solicitor said. I was advised to keep the building insurance running on my sale and take out insurance for my purchase for the time between exchanging and completion.

    Anyone who has an insurable interest can insure.

The contracts will say that the property is available with vacant possession. From her perspective, what happens if she hands over her £xxxk and then you don't move out the day after? I'd guess you'd be then a sitting tenant and she'd have to pursue it via the courts.

    You may be able to cut a deal directly with her, but if her solicitor gets wind of it they'll definitely advise her against it.

    I guess never say never, but I struggle to see how the move can be on a Saturday. Completing on Friday and moving on Saturday is problematic because of the above. Completing on Saturday is difficult because (a) how are the funds moved about and (b) are you going to pay for both sets of solicitors to work on a Saturday?

    Is it feasible to complete mid-week and for you to store your gear in a mate's garage from the preceding Saturday/move into a cheap B&B until the following Saturday?

    You wouldn't be a sitting tennant, you would be a vendor not complying with the terms of the contract. Your buyer would have to take you to court, where the judge would order you to provide vacant possession (and no doubt pay the buyer's court costs and any other expenses you have saddled them with).
