    It's my perception - things appear very different from the peak.

    Indeed, when seriously looking at property, you have to understand your local market.

    It's my perception that House Prices are generally falling.

    Round 'my way' the house-price double dip is 'around the corner'. :)

    A friend couldn't sell about a year ago for £125k with a short lease. She borrowed from family to extend the lease (cost £20k) and now has 2 offers of £155k and one of £157k. Problem is she can't find anything she can afford to buy. I did tell her to sell if she thinks prices are likely to fall, then wait and then buy. She's too nervous to do that, remembering when you could find nothing round here under £200k.

    I agree. Rising house pries do very little to help anyone looking to climb or get onto the ladder, which is more people than not.
