    what are your reasons for wanting to get out of the tenancy? there might be other options available depending on your reasons

    (wouldn't know what, but it might help more knowledgable folks if you don't mind sharing)

    Freddyk - a tenancy agreement is a legally binding document. If you wish to renege on your contractual obligations you will need to talk to the LL and agree to pay his/her "reasonable" costs for re-marketing the property and getting a new T in situ.

    There is no "cooling-off" period for tenancy agreements except in these circumstances

    As G-M says, it works both ways: once you are fully signed up the LL cannot simply withdraw the property and suggest you look elsewhere for somewhere to live.

    If you struggle to understand the full meaning of legal documents, take a copy of the contract and get proper legal advice on exactly what it means *before* signing .

    It's a long shot but it might be worth reading the tenancy agreement in detail in case there's something useful. My current agreement appears to be a standard template one downloaded from a landlord community website (not landlordzone) and includes a term about the Distance Selling Regulations that states if I sign the agreement away from the property I have 14 days to cancel (provided I haven't moved in).

    I don't think that's the standard legal position but you might be lucky.
