Help on breaking a lease before I move in

Hi,

If I signed a lease, gave deposit money, 1 months rent, and admin fee and do not move in for 2 weeks, is there anyway I can break the lease?
I do not mind losing the admin fee to be honest. Or I am stuck for 12 months?

Thanks in advance

Also, Do I have 72 hours to cancel, if so, I signed it on Tuesday, so that would mean I can cancel it Friday correct? Would I lose anything?

I have deleted my earlier reply as it gave false advice. Sorry.

    Read this thread in Landlordzone.

Not good news for you I fear.

There is no '72 hours' opt-out. I assume the contract showed a 'start date' for the contract 2 weeks ahead, but did you date your signature? If so, which date did you use - the date you signed or the 'start date' of the tenancy?

The witness put in the day 29/06/2010 (the date we signed the tenancy). I did not date anything.

Then it would appear to be a valid contract for a future tenancy as per the thread I pointed you to above.

    I see....

Another question now...they asked me to sign a new piece of paper today that changed who the landlord was (it was the estate agent, now it is a person). I signed the bottom of that, but have not been given a copy of that paper or the complete lease. I only have a copy of the previous lease. Does that mean anything, or is wishful thinking.

Also, if the date was the start of the tenancy agreement, would that change anything?

Why are you still signing things if you want to get out of your commitment? If they want to make changes, use that as a bargaining tool.
You'll need to persuade them to release you from your commitment.
