Ok, for everyone's info:
Rang Saga today.
1. The operative was totally fazed by a request for a Landlord's insurance quotation. Kept asking the questions relevant to owner-occupied property and then apologising. The impression came across that they hardy ever deal with it.
2. The quotation (eventually) came through at £40 above the lowest I have and £25 above the average.
3. The cover does not include accidental damage. i.e. tenant hammers a nail through a gas pipe. Bang. Property destroyed. No cover.
I don't think I'll be going with them and frankly, if only because of point 3, I'd advise others to steer well clear similarly.0 -

Anyway bud miser, try Halifax, we have 3 properties with them and they were dirt cheap. Having said that one of the policies expires shortly and we have just received the renewal notice, one big increase since last year, perhaps they quote competitively for new business and hammer their existing customers, anyway, we phoned to get another quote (new business) and the premium was over 75 % cheaper than the renewal figure they quoted, so it's a new policy for me with halifax this year, and for new bus they include Household legal Expenses cover foc :T0 -
Yes, Halifax is definitely in with a shout. I'll keep hunting for a few more days and then see what the choice is.0

I think Saga only started this type or insurance (for rented out property) as from last year.
Anyway we have the building insured for the ANNUAL premium of £82 (excess £100 and £1000 for subsidence damage)) and with a rebuild value of £500,000.
We did not choose the "accidental damage" option either.
And malicious damage caused by a tenant is not covered.

Well I phoned SAGA and they wouldn`t quote me at all for rental property.

You had me very worried and I rang Sage immediately.
They must have been mistaken
. Actually the same thing happened to me last year when I first rang them.....they said they didnt insure property that we rented out. Well...my husband was very angry and told me to ring them back to cancel the house insurance of our MAIN residence which they held!
So..I did as he instructed but got a different person and explained the reason I was cancelling. The gentleman said Saga do insure property rented out to others and with the owners not living there, and apologised. Infact he took £20 off the premium for the inconvenice. I told him I wished people would "inconvenice" me more often saving £20!!
So this evening I rang them back and they assured me that the rented property IS insured as before.
I told her of your experiences and she insists that you ring them back to discuss the matter!

We insured a house rented to students through a broker called Leaseguard. Last year we were with NIG and this year another firm whose name escapes me:o
Found Leaseguard online and they were very helpful. (No connection with them by the way)0 -

I'm new to this & I am looking for a landlord's policy for a 2 bedroom leasehold flat that covers the following:
1) Public liability
2) Malicious damage by tenant
3) Rental loss if rent suspended due to property damage.
I've been quoted £187 for £20000 sum insured, £2,000,000 public liability, but it doesn't include 2) or 3).
Isn't the whole point of the insurance to cover 1) & 2) at least?0
