House sold STC how much for selling solicitors fee's

We are selling out house and hopefull moving to cheap rental,
We had an offer we accepted yesterday and the EA asked us about solicitors, I have told him I have somebody(I am not so trustful of solicitors)...

I am going to get DH to ring round for quotes tomorrow but can somebody give me a clue??? How much should it cost roughly and do they differ much?

    I paid a local solicitor £441.58 (£369 charges, £64.58 VAT, £8 disbursements) on the sale of my £120,000 flat. I think how much you pay depends on the sale price of the house - my own solicitor operates a band system (e.g. 75,000 to 125,000 = £x) rather than a % system.

    I've been Money Tipped!
    Same situation we were in earlier this year. Managed to move a week before baby arrived...it was great as I had to rely on everyone else to do all the heavy lifting!

    recommend www.fidler.co.uk

    ask for Marian Rudd £250 fees + vat, £8 disbursements.. Sale was £127500.

    I've just instructed Click Conveyancing for £155 flat fee (extra if you have mortgage to redeem).

    Seem ok so far........ you can track on line which should be useful.

  • Hi, i'm reading this thread with interest as i need to instruct a solictor to sell my shared ownership property. I've had widely varying estimates range from £500 to £825. What i'm unsure about is that solicitors are giving me 'estimates', so that they can charge extra for unforseen circumstances. Is there is situation where you can get a fixed cost which wouldn't increase? Also do solicitors have a responsibility to let you know about the potential extra costs, or do they sometimes try and lure you in with a smaller estimate only for it to go up later? The reason that i'm a bit cautious is that when i was buying my flat the guy said it would be £700 and it ended costing £1100. Ouch!

    And finally, does anyone know what the 'insurance indemity premium' is for? it costs about £50 and i'm not sure why!

    I have been told that these are fixed prices. I am sure there are some that they don't mention.

    I have been given a quote of £570 by one solicitors, the EA uses the same solicitors but it would cost us £60 more to go via the EA. I am thinking if we go via the EA they will push things more effeciently........what do we think????
