    Thanks for the "advice" so far. However,

    Lets say I CAN raise the deposit...does that change things? Lets say that the lenders aren't interested in history as long as I can basically borrow 100k plus for a house provided I pay them 10% (ish) up front for the pleasure.

    Please do not reply if you cant manage to reach your keyboard without a soapbox. Thank you...........now there's a challenge.

    10% is a very low deposit nowadays, don't think they'd consider taking you on with that as I'm sure you realise that the bank would worry you'd declare yourself bancrupt and 10% isn't a massive amount to play with to get their money bank.

    You seem to be talking of a lot of theoretical discussions, IF you had a depost and IF lenders don't look at your history. The truth is you need a deposit and they will look at the history. Sounds like by the time you save up some money though, your bancrupy might not be so recent so don't lose hope

    Save with the bank your wages go into. Save regularly. Use your account well.

    This sort of behaviour should help you.

    Getting a deposit from thin air won't achieve much if your financial skills are stray still.
