    lol! i will tell you if i ever find out! unfortunately i gave silvercar my current postcode (doh!). fingers crossed there might be more luck with the correct one.

    to give more of the story - sold for just under 120,000 in november when the threshold was 120,000 (asking price of 120,000). the buyer then resold within a few months when the threshold rose to 125,000 with an asking price of 125,000 - actual sale price unknown. i'm keen to know how much, if anything, they might have made in those few short months. the cheeky agent even reused the photos from our sale! clearly the one who definitely profited is the agent... hmmm. :rolleyes:

    I'm puzzled. I found the May 2004 sale but nothing since. They do get date errors occasionally. Try searching the whole of your town in date order and see if anything comes up on your exact date of completion with the wrong post code.

    There are things sold with the last digit of your postcode an "E" rather than a "B" that would match. 119,999 in November and 121,000 in June. I can't guarantee that that is not a big coincidence.

    You could download your deeds from the land registry for £3. Before you downloaded it would tell you the date of the last transaction. It would give you the most recent price.

    unfortunately it's the wrong sale price for november - 117000 was the actual one. which site are you looking at - I can't find anywhere to search the whole town by date so i'm currently trawling all sites i can find through google :rolleyes:

    i've looked at landregistry.gov.uk but it only states the number of sales and doesn't give the last sale date.

    i actually found a site that shows the date of my november sale - myhouseprice.com - and all the address details appear to be correct. it just seems that most sites aren't up to date for this particular address.

    I used nethouseprices for your town searching 2006 only, that yielded two many results so I searched by postcode but left off the last digit, picked up the "E"s at the right sort of price so zoomed in on them.

  • Remember to always to try and get the best comparables that you can. The trouble with just knowing the price of a property is that unless you also have the particulars, or perhaps if it is identical, then you do not know the size.

    Any kind of valuation, whether it is loan security, a red book valuation or a development appraisal will examine comparable evidence.

    If you are monitoring a particular area, hang on to sales particulars and work out the price per square foot on asking price, and then compare back a few months later when you can get the actual sales values. And also ask around the agents for typical price per square foot for different areas; this allows you to 'tone' areas, and guesstimate the values more easily if you are after ready-reckoner values.
