I wouldn't buy next to a pub. In Scotland now they have no smoking policy and half the clientele is outside the doors. I wouldn't touch it!!
  • Our house in the UK is just down the road from a really popular real ale pub. It is so popular that I have actually heard at least two people say that they would like to live in our Street because of it. It stages live music nights at the weekend and has a beer garden. It can be noisy, occasionally, but usually we have no problem with it. Many people pass our house on the way to and from it, but again, there is not ususally a problem. The licensee is well aware that this pub is in a community, he respects that and it is part of the community.

This particular pub would not put me off, I think it enhances the area. But it's pot luck really.

I'd go a few more times and see what it's like.

I doubt very much whether you would be able to get it closed down if it was only operating within the terms of its licence. And anyway, a closed and derelict pub could have potentially greater problems.

I decided not to go through with it, house was really nice and would have got atleast another 30k-40k if a few roads away. I guess I want to live in my house for life and would prefer quiet for me and the kids.

Thanks for all the advice though!

  • If it helps I live next door to a pub (terraced) and I don't think it is a huge problem except in Summer when people are too hot inside and decide to drink outside. You also want to check the age of the clientel, if there are a lot of young ones I would proceed with caution.

I had problems at first with noise, people talking when waiting for taxi's, people having domestics outside my bedrooms window etc etc, but I've since had secondary glazing put in and this has eradicated the problem.

They cannot extend the licensing hours past what it is now without getting permission of which you'll be given the chance to object to. If there is any nuisance you can also call the police and the offenders are often put on a Pubwatch thing so they are barred from all pubs for 2 years.

However, I find if there is too much noise I just text the Landlord (who has become a friend) and say "Can you turn jukebox down a notch I can hear it in bed, ta!" and within 20 seconds it goes quiet.

It it is a quiet pub I doubt you will have any trouble, but I'd go in a few times. I find Friday to be quieter than Sunday night as people drink all day Sunday and often pubs have their karaoke/singer on a Saturday!

    Hope this helps!

I live across the road from a pub

It is, and has been for many years, a 'student' pub.

Monday night is 'jam night' and is the only night we EVER have any problems.. when they have had too much to drink bring their guitars outside and 'think' they can sing.. *rolls eyes* at which point either I or my husband go out and politely (or not) go out and ask them to buzz off.. many simply apologize and go there has only been one occasion when a young female got aggressive and my husband ended up threatening to plant her in the car park.. with her mother who she was also with lol.. (she made violent threats first)

The taxi's don't hoot their horns any more. eveyr time they did I rang the offices and gave them an ear chewing about not sounding their horns after 10pm in residential areas etc etc.. we got it down from 3-4 times a NIGHT to once a month if that.

Personal experience says, it isn't too bad IF it is not a chavvy pub.. ike the one at the end of my street which frequently has fights breaking out, louts, morons, hooligans and 'big screen football'... I do wonder how bad it will be when the 'no smoking' ban comes in. (which I think is a stupid idea!!)

I hope you have found somewhere perfect now!

better late than never, but i thought i'd add my 2p worth anyway :D

i used to live opposite a pub. it became my local, which was great when it came to crawling home after a weekend on the pop :D

on a more serious note, despite having the front bedroom (ie facing the pub) noise was only ever a problem if they had live music acts (once in a blue moon). all other general noise was more than adequately filtered out by the double glazing. in fact, so effective was the double glazing at keeping the sound out that i didnt hear the pub being raided by the police one evening, even though they made enough noise to wake the dead apparently  :D
