Im thinking about buying a new build, (although i have done lots of reading on here and it seems that they are not very popular with people.) but what i am wanting to know is what sort of things can you ask for in with the price of the house?
For example i have seen carpets and viynal seem popular but what about other things?. can you get decking/floor tiles/ appliances would be good to know what i can ask for thrown in with the price!

You can ask for anything really, appliances and floor tiles etc are often asked for, or alarm systems, built in wardrobes, etc. Some people ask for the garden to be turfed but I wouldn't recommend it seeing the state of some the grass the builders have put in around here, they tend not to water it once they've laid it and it gets in a terrible state!!0

I've got a bovis home, and it's fantastic - am very impressed with the build quality, and also the after care - fixing the snags. Couldn't be happier with my house :-) I got my garden turfed and a nice path put in down to the garage - they waited until I moved in until the turf was laid so that I could look after it - it's lush but I'm dreaded my water bill !!!!!0

You have to remember that this is a Money Saving forum and new builds are not considered to be very money saving.
It is generally regarded that you'll be paying a premium of between 7% and 10% over a similar "second hand" home. So even in good times when a normal property might appreciate in value, a new build will almost certainly depreciate from the moment you first get the keys (just like buying a new car.)
As the other poster said, you can ask for pretty much anything although whether they'll agree is another matter!Every generation blames the one before...

if you were to buy a second hand house and completely refit it with all new appliances, new fitted kitchen, new bathroom, new ensuite, fresh paint on all the walls, doors and skirting boards, and new double glazing and doors - how much would that cost? that's the difference in buying a second hand pre-owned home and a new build. Also, when I was househunting, I didnt find the second hand homes to be any cheaper - in fact, some of them where grossely over valued !0

Also a lot of the 'extras' you can ask for don't actually increase the value of the property, so you may end up having to find a larger deposit or rely on developers' 'discount schemes'A kind word lasts a minute, a skelped erse is sair for a day.0

mundibananas - thats just what im thinking that if i got an older house it would cost me a lot more money to have it kitted out the way i would like it, so thats when i thought about buying a new build. I am still looking at older houses just to compare but the company havent started building yet so im not sure on what prices they will be asking.
Do you have any tips on what i would need to do when buying a new build? anything you wished you had known before hand, or any tips on how to get the price down?
owain moneysaver - i see what you mean but i was just hoping that getting some extras thrown in would save me abit of money as i wouldnt have to be folking out for them. I am hoping to have around £10k - £17k for a deposit. whats developers discount schemes?0 -
I bought a new build in Dec 08, they took £35k off the asking price, garden was already turfed, they fitted wardrobes in 2 bedrooms, carpet throughout and paid for removal vans from our old house |(which we part-exchanged and they gave us £10k more than we paid for it, we bought January 06 so just before the credit crunch so it was probably worth less than we bought it for)

Hi we have a new build (well almost 3 years old now but still looks and feels very new!)
It is a shared ownership and with ours we got vinyl in bathrooms and kitchen, we got the garden turfed which is lovely (had the bottom bit decked a few months back so have grass at top and decking at bottom), we have built in wardrobes, apart from that the house was perfect and had everything we needed. Although a shock to have no carpets we had our choice put in which was nice (if not pricey!) some of the other houses (bought ones) had carpet and most of the ones we know have replaced them as had cream carpets in so although very nice initially not practical!
Id'e ask for applliances i guess!
Also for the fact of them being not very money saving i totally disagree..our heating is far less..our water is far less as these days they are eco friendly, the lights are energy saving and we havent had to change a bulb in 3 years (other than for different levels of brightness!) We are as of today £30k in equity which is pretty good going i think!
